This is where they saw cut out the old to blend in the new top coat and keep it level coming into the house garage.

The paving brings it all together that's for sure.
Now the fun comes of finishing the inside.
I also came up with another project after having the gravel laid down behind the building.
Since the bobcat was already there, I asked him while he was waiting on the next load of gravel to move down about six feet and spin a few times and make me a spot for a fire [emoji91] pit. He said not a problem and cleared me out a 15x15 spot level as a runway!
This guy was too much.
It is great when it comes together like that!

Dang! That last pic in post #122 looks like a postcard. Could be used by the company who laid/paved the driveway for an advert.

Finally,,,,,, the contractor is trenching and getting ready to lay the sewer and water line to the garage. [emoji106]

On the far left is a 1" conduit I have the contractor laying down for me. I will come back later and run my direct tv and internet cable through.

Small interruption on finishing garage to start first project- exhaust seal dry rotten, pull lower end and repair.
Well, I was going to clean the floor again before sealing anyway. [emoji23]

Hi from another "neighbor", matter of fact I will be passing through your neck of the woods Saturday, on my way to a car show in Locust Grove. When you built your garage, did you hire a general contractor to manage all of the work or did you hire individual contractors for each piece? The garage looks terrific!

Now getting this covered up, leveled and reseeded, grow and be ready for a June wedding ,,,,, I think it will require sod to keep the guest from getting their feet dirty- another project!! [emoji53]

This is what just causes my blood to boil!!!
Many times I requested and explained that I want the conduit that they ran for me with the water line ran into the craw space with the water line. Well.,, you see where the terminated it ?? OUTSIDE , they only missed it by a few feet. [emoji36][emoji30]

I like your way of thinking.
I mention it last night and he said they overlooked it and will move it under and inside right before they level and seed. It's a pain to half to chase these little details down.

Many years ago I had a screen porch added onto a deck. I told the owner of the company that I would hand over the final payment after ALL work was completed to my satisfaction. He agreed.
Project was 99.9% done. All they needed to do was to add on more gutter down spout against the house. It was not done when the other was done because I had siding guys working on the house too, and they had to add the edge trim after the porch frame went up.
He called looking for the final payment. I told him as soon as the guys get the gutter spout installed, they can have the check. He called them and sent them over to do it and pick up the check.
I was at work at the time and the wife was at home. Crew showed up and asked for the check. She called me and I instructed her to inspect the gutter and if it was done, pay them. They didn't even show up with a ladder, called the boss and said we refused to pay them. He called me and I told him once again, when the gutter is up, the check is yours. They promptly went back to the other work site and got their damned ladder and finished my project.
You have to stick to your guns with some contractors. A little thing like a down spout is no big deal for them. But I don't own a 24' extension ladder to get up to the top of the porch to do this.
Had the same issue with a roofer. Best in town. New code requires a drip edge in our town. They installed them, but one of them on the highest peak of the roof was installed backwards and hung down 2" past the rest.
It was payday and my yard was full of Guatemalans looking to get paid. I pointed it out, and they had if fixed quicker than I could stroke the check! Great experience with that contractor.

That is so true. At the time I pointed out the conduit he asked if anything else was bothering me?,,,,,,,,,,,,,Wrong thing to ask me after Larry4406 has been coaching me.
I gently, but firmly showed him the window in the kitchen that didn'e close properly, the two crack steps going into the attic, the siding unevenness, and the gaps under the garage doors and so on.

He assured me that those and anything else would be taken care of, and that he wants this to be a good experience and for me to be satisfied.

We will have to wait and see.

I am still burning inside, sort of smoldering about his comment a few days ago when I pointed out something and he commented "It's not a house, it's a garage" .

That was the Wrong thing to say to me for sure!

When he hands me the final invoice, I will in turn hand him a "punch-list".
It will be detailed. Been taking pictures and notes since Oct.

Now that the water is hooked up, the sewer is in. All he has to do is some final painting, install the toilet, trim, door, sink, and shower rod. Should see him want to settle up early next week. Oh, and take care of the earlier items I mentioned.

Mike - the company I build for holds 10% for the final completion and has draw schedules for milestone payments along the way.

Hold firm. Once paid in full many will never come back, the honorable legit ones will for legit issues.

That is exactly what my contractor had laid out for payment. About four installments with the final of 10% due upon completion.

The parts finally came in for the lower end. Now this can be put back together and put in the water and give some room in the garage to finish it.

My only suggestion is please don't call it a "Mancave". Every time I hear that I think of a tiny POS room where some hen-pecked husband is allowed to have a small television and hang up some beer or sports memorabilia. I understand there are many awesome spots guys have done - but that term just *****!

yea, i have to agree. It just doesn't even sound good to really say.
I seem to have only used that term in the title. When speaking to friends, or even my wife, its just my shop, and one area has the "work shop", the other has the "TV./kitchen-bar/comfortable chairs" and the other is the "parking-garage" area.

Besides spreading 12 yards of mulch, around the new garage and drive I was able to get started on installing the outside yard lamp pole. It went well ,until I ran out of concrete, I then picked up an additional 5 bags at Home Depot. [emoji30]. Out of three bags, I could only use about half of each one due to they were already set up. Must have gotten wet at the store. Thank goodness I bought more this 2nd time than I needed.

Thanks for checking my thread on the garage build out.
I reviewed your two threads, very nice and they brought back memories!!!

Wow, I remember my build in El Paso, and learning that even when your yard is gravel, you still have to go out and pull it all up and clean the sand out from time to time or the gravel would be gone.

I sure enjoyed living out west, loved the biking and sunsets.

Looks like a major setback today.
The wall bowed in on two spots and the 2x4's on the inside warped so the wall looked like a rolling wave.
Contractor has his guys out removing the siding and replacing the wall 2x4's and changing the orientation to give more support.

Was it from weight or just the 2X4's drying out and twisting? Either way, not good. Glad you contractor is standing behind it.

This side gets the morning sun, and on the inside it looked like three 2x4's decided to turn into pretzels and pulled and pushed the plywood in and out. the other side is fine.
