All I can say is WOW, what a nice job. I always wanted to buy an old farm house and fix it up like it looked back a hundred years ago but between work, divorce lawyers, x wives and kids to feed I never got to the point where I could swing it.

It took me two days to go through your whole thread and I enjoyed every minute of it. It's a shame that a lot of these old places like yours just get bull dozed over. There are lots of these old buildings around here that I would love to see the owners fix up like they once were. Now days the younger folks and the banks that own them could care less about the history and charm of these old places and just let them go to waste. Sadly it does take more work and money to renovate one of these buildings than it does to just tear it down and rebuild.

Anyway, thanks for the thread, I was getting to the point in my project that I was getting a little depressed because things were not going as I would like and was taking so long. Reading your thread has given me the fix I need to get back in gear and start thinking about what to do next with the money I have to work with. Again my hat's off to ya on the fine workmanship. Keep up the good work.

Thanks Lin, this place has been an ongoing project. I had the garage workable till I got the house done, then moved to the garage. I told the wife, it has to look as good as the house and she agreed. Alot of times, she has been great support when I get aggravated with things.

I went into this part of the project knowing it would take a little extra work. I have tried to think every bit out. I knew this section of the roof had been leaking over the years prior to us buying the place. After some fixing and roof painting (standing seam) I basically had it fixed so it wouldn't leak. When I went up into this part of the attic, I could see water damage but wasn't sure how bad it was.
I started the other day out by moving everything out of the back corner and taking down a section of the ceiling to gain access. My plan was to build a beam for the upper wall to sit on. Once I looked into it farther, I realized I could build the upper wall on top of the existing block wall.

Then I went outside and ripped off a section of standing seam roofing, a section about 8 inches wide. Since it was narrow, against the wall and crimped tight, I had to work it to get it apart. I took down what was on the wall too, which was more 1/4" hardboard and galvanized metal.

I cleaned everything off and nailed down a bottom plate for the wall and measured how tall it was going to be. Originally, I was going to go with the same height as what was there but after thinking I changed my mind. While it may look ok from the roof side, the back side would look odd with a huge wall extending up.

I cut some 2x6s and started toe nailing them into the bottom plate. I tried to plumb them as I nailed them in. I also repaired some other previous water damage and added some bracing. You might notice some of the wall boards are gone and you can see into the attic of the other side. This was a result of some of rot damage.

After I the wall built, I nailed OSB on the backside as it was getting dark. I still had to tarp it for the night. There was no way I was leaving it uncovered for the night. I learned my lesson already.

I had a late start today as there was a few things I needed to do, including mowing my yard and my neighbors since his health has taken a turn and he is in the hospital. 3 1/2 hours later, I did get some siding removed and replaced with OSB.

Notice the color of the OSB. I think somebody had the temp turned up a bit too high at Norboard.

After I had the OSB nailed up, I put up some tar paper and started to cover for the night. I stayed busy getting things done today and was whipped.

I started today off by helping with the retiree breakfast at the FD. We bring them in about every 3 months and make them breakfast. It gives them a chance to get together and BS. After it was done, I headed home and tried to get busy ripping the shingles off the lower roof. Since shingles tend to be a PITA to clean up, I took advantage of the concrete floor of the shed.

It was hot and hard to get a rythym going with the shingle shovel. This roof is small so I had to watch where I was, not wanting to take a step backwards off the roof. The bright sun, 85° and being on the roof took a small toll on me. I did take a break part of the way through the project to go inside and relax for a bit.

After the shingles were tore off, nails pulled out and some trimming of siding, I started to add the bottom plate. Although I would have rather nailed it in place as one piece, I didn't want to have a major under taking. I guess I was thinking how they might of built the roof on this little structure.

One thing you may notice in the picture above (previous post) is the tar remaining from the shingles. I planned to use this area, after the roof is raised as some storage area. I didn't want tar to get on stuff so I considered covering it. I thought about a sheet or two of OSB, maybe something thing even some luan underlayment. The biggest problem, it would take a trip to town and add a small additional cost. I came up with one cheaper that worked.
I merely pulled the roof board off, flipped them and turned them end for end. A few pieces had water damage but this should get mostly cut off now.

You can see the upper wall in place partially sheeted with OSB. It'll get notched when I put the rafters up but I wanted to add it now for some stability. Once I put the rafters in place, I'll sheet the back of the wall.

I believe I made some noticeable difference yesterday. I wanted to get an update but one of the wife's friends came down,ate and we BS'd for the night. I did take some pics and got them uploaded to PB.

Yesterday's progress.

In order to build new rafters, I had to remove some shingles. I didn't want to remove more than necessary as they were calling for a T-storm last night. The rain never came but it does look like some showes this a.m. I stripped off the 3 tab shingles that I had put on just less than 12 years ago. One of the things, our place needed was a roof on this part of the garage and the standing seam roofs painted.

You'll also notice that I cut back some of the original roof decking. I did this so I could stagger the roof joints and make it stronger. I notched the OSB on the upper wall like I had talked about in an earlier post. Next was measuring for the rafters. I measured and I measured again. I laid it on a piece of scrap 2x6. This is the bird's mouth I came up with.

Yes, you might notice the extra crossed out, measure twice and cut once. Take a minute to visualize what you are doing. Does it look right ? No, measure again. Is it still right? Then cut it out on a piece of scrap and check it.

Luckily for me it was correct and I set about cutting out some rafters. I left the upper back side long and would cut them to length, same with the other end. I have yet to cut the lower end off.

After the rafters were up, I framed in a small knee wall to help support the 2x6 rafters. Without any calculations, I know the span was too much for 2x6s but they had to match up to the other rafters which are more of a native timber than dimensional lumber. In this picture you can see the knee wall.

I originally planned on making the rafters 24" on center and that's what I figured on my materials list. When I framed the upper wall, I had to make it slightly different to match the rafters on the lower roof. No big deal, I didn't use the two 2x6x12' for the top/bottom plates. . . but . . . Now I'm short two 14 footers. One more regular rafter and one for the overhang.


. . . damn PB, that **** on the right side is on top of one of my pics and I can't link it.

I nailed the rafters into the upper wall. Nails won't support the weight alone, atleast that is my belief, so below the rafters is another short 2x6 brace to carry the weight.

Then it was time to add some sheathing to the roof. I used 1/2" OSB with clips, any where from 13-15" on center. . . .overkill, I know.

This is what it looks like fron the suth end of the garage. I hope it now makes sense what I was planning. I figured some of you may have been lost in what I was planning. No plans or blueprints for me, it's all in my head. I constant run these things through my head many months prior and viusalize what's going to happen.

As I finished up for the day, the wind started to pick up and the cooler front was blowing in. I knew the forecasted T-storm ws getting close. I checked out the radar on TV and showers were popping up all over the state. I nailed down some tar paper and covered the backside wall with some tarps, then it was time to call it a night.

Nice work! I'll bet you'll be glad get down from that ladder...

I will be once it's done. Although it's great exercise climbing the ladder, it can easily be dangerous, even a short fall can mess you up, physiaclly and financially. I've tried not to get complacent when stepping on/off the ladder, something I learned from the fire service.

Yesterday and today were hot with a nice bright Sun, I tried to take my time and not overexert myself in the sun. Nothing good can come of that. In the last 2 days or so, I have stripped the old shingles off and taken them to the landfill. Along with some of the old T111 siding it weighed about 1200 lbs and cost me 13 dollars to dump. The worst part was handling all the shingle again and throwing them off my trailer. Sorry, no pics of the landfill. I should have taken the camera as I imagine there's a few out there that have never been to a landfill.

I made a trip to Carter Lumber and picked up 2 more 2x6x14'. One was for a rafter, which took some fanagling to get in. The birds mouth had to go over the wall, on top of the knee wall and under the notched OSB of the upper wall. PITA. Once that was in, I framed in the upper end wall.

Today, I added the fascia board to the end wall, this was the other 2x6x14' that I had to buy. It's attached to some short sections of 2x6 nailed to the end wall. I screwed a couple of pieces of OSB to the bottom of these pieces to hold up the 2x6 while I nailed it.

In this picture, you can see the blocking nailed to the end wall. At the very top, you'll notice that I still need to trim the end of the fascia. . . . and the roof sheathing.

Once that was done, I added some drip edge and replaced a piece at the other end of the roof. Then I moved around to the backside of the wall. I took off the temp pieces of OSB that I had screwed up, they were foil faced. Up went a few pieces of 7/16" to cover the studs.

I finished up about 8:45 and was outside most of the day. I had to do yard work today, mine and the neighbors, 3 1/2 hours worth. I saved that for the hottest part of the day and I'm beat. Tomorrow they are calling for T-storms, so after a few errands in the morning, I'm cutting some 3 tab shingles for starter strips. After those are cut, I'll cut some dimensional shingles to start the courses. Then maybe some clean up inside the garage, it's a disaster.

Thanks, looks like it'll be mid 80's again today, 65% humidity. The T-storms are coming through tomorrow instead of today. I guess I'll be on the roof this afternoon, after it cools a bit.

Although it a bit more work than using regular "store bought" starter strip, I bought the 2 bundles about 4 years ago for $2 each when HD switched from Owens-Corning. I used some on the front of the garage last fall and I still have plenty to use on the rear of the garage when I do that roof.
Today I went out, cut some regular shingles for starter courses and put down about 6 courses before the Sun had the roof too hot and the tar was beginning to ooze and shingles sticky. It's time to bail off the roof, well not literally.

I came inside and got something to eat after playing the ladder shuffle with the bottom courses. I knew that section of fence would come in handy one day. I set one end of the wood plank on it and used my 8' step ladder. Once I got away from the fence, I had to get my extention ladder and a ladder jack. I need to buy myself a 6' step-ladder.

After I ate, I went back out, measured and cut the hole for the gable vent. I climbed up above in the shed between the old roof and the new roof. It was mighty warm in there. I screwed the vent in, put the trim on the other side and called it a day.

If it would cool off enough this evening, it'd be nice to go back out for an 1-1 1/2 hour and start throwing some shingles down.

Thank you kindly gentlemen for the compliments. I just finished the shingles about a half hour ago. Cutting around the vents I put in took some extra time but should be worth it. I have yet to put one more course down but it's a row that will all get cut lengthwise.

Thank you sir, dodging rain drops to shingle would be quite annoying. So far, rain has been slightly seen here, the grass is turning brown and the dust is the air.

Once it gets close to 85° on a bright day, the shingles tend to get hotter, almost too hot to kneel down on. They'll get soft easily tear or distort.

Before I went outside, I nailed up a 2x4 to the interior wall as a rafter. I decided to double it up as I had cut some of the decking earlier and felt it wouldn't hurt having a double 2x4 at the roof's edge.

I started pulling the standing seam off. If I remeber right, standing seam roof comes off easier working from one side or the other. I believe I started from the wrong side but it's the end that needs work. After ripping off the metal, I had to rip off roll roofing that was put down prior to the metal roof.

You can see what I was up against in this picture.

I knew there was some water damage but I didn't realize iot was this bad. It keeps going too. I'm going to have to replace more than I thought.

I ended up laying a double thickness of 7/16" OSB. I considered ripping everything off and going entirely with 1/2" OSB and clips. I do have a budget to work with and that would have killed it right now. Most of the stuff rotted is 6" boards and I think they were T&G. The other stuff is 8" boards and look way better. So it may be just a matter of replacing the top 36"-48 " of decking.

After I had the OSB nailed down, I ripped the rest of the rolled roofing off, pulled nails and put down tar paper. I kept watching the radar and it was getting windy and cooling off. I didn't want to push it even though I really wanted to. I think I tore off 6 sections of metal. I wanted to have it all off today and tar paper down but I didn't.

This is the inside looking up. I used two half sheets left over from the exterior wall sheathing. You can tell by the lines. The top sheet was trimmed to fit, ripped down to 37" wide and nailed to the rafters through the first sheet. Two sheets of 7/16" yield 7/8" which is an 1/8" thicker than the pine board decking. The difference is ok with me.

The supervisor had a stick to beat on me if I was slacking. . .
