Hi all,

New guy from Franklinton, NC. I have an 80x60 steel shop with a 16ft eave and 4/12 pitch roof. I use it for auto work and storage of my toys (fifth wheel, boat, tractor).

This is a great board and I look forward to participating for a long time to come!

Hey wharvey!!
Did you say an 80x60? Have my eyes deceived me?
NOW THAT'S A GARAGE!!
You got any more pics? How long did it take you put that up?
I was pricing an 75x50 with 16ft eaves for around $35,000 including three bay doors,4" insulation, Whats the ball figure for yours?

Hey Neal,

I'm not sure if you saw the pics I posted in the other threads, but here they are again for your reference (At the bottom of the post).

$35k for a 75x50?!?!? OMG I should have talked to your guy. :shocking: My concrete slab alone cost $30k. Here are the specs:

-80ftx60ft steel construction
-6inch concrete slab with a 4x12 8inch depth under lift.
-12 insulated sky lights
-2 20x12 doors (front left and right - the right one is electric operated)
-1 16x16 door (front middle)
-1 12x12 door (rear right for tractor access)
-All doors are of this variety: http://www.janusintl.com/products/Commercial_Products/3000.php
-3 access doors
-8 windows (4 on each side)
-16 ft eave
-4/12 pitch roof (peak of roof hits at 29ft -- I had to buy a scissor lift to install the electric).
-Special ordered overhangs on the sides - those were important to me because I didn't want the building to look too "commercial".
-Gutter package.
-Fully insulated all the way around.
-Installed vent fan
-400 amp isolated power meter

All of this cost me just over 100k, not including the grading. The steel alone was 50+k not including labor, concrete etc.

I've stocked it with equipment and stuff after these pics were taken, so I plan to take more updated pics this weekend. Will post them then!

Well, I have a few things that I currently use it for:

1) Storage. We have a 36ft fifth wheel that we want to keep in show room condition and not have it sit out in the yard. That's what the 16ft door is for in the middle. It backs right in and sits there nice and pretty. We also have a 27ft walkaround fishing boat that is stored there. So basically it's a nice place to keep things dry and safe. Also it's there for our day to day drivers.
2) Beer brewing. I built a 6x6 shed inside the garage to keep fermentation temperatures in check. It's kinda like an above ground cellar in the garage.
3) Dodge Ram Heavy Duty with a Cummins 5.9. I own a 2001 and have a lot of fun modifying it. Injectors, air intakes, exhaust, exhaust brake, etc. I want to do a lot more to it and the shop is a perfect place for it.
4) Escape. : ) It's a place to retreat and be to myself every once in a while.
5) Regular car maintenance. Sure beats the old days of changing the oil/bakes in the gravel driveway. I don't miss getting gravel down my shirt.
6) Maybe in the future I can start to collect cars to restore or start some sort of performance modifcation business. Not sure, but it's there if I need it. Now that I have the facilities I am anxious to move on to more advanced auto work. We'll see.

One thing I didn't expect was the number of friends that want to use the facilities for oil changes. Anybody else out there have the same experience? I don't mind so much -- it's fun to hang out and keep the tools broken in.

Thanks for letting me talk about it. I do love it. : )

Sweet Wharvey!! That's what we live for on here.I was going to ask about the financial part of it and if you had any commercial use with it.

Think i could use it next weekend? Or every weekend for the next 3years?

Now that is a garage! Nice job Wayne. Good to see folks down here doing their garages right. I just recently moved to North Carolina.

Thanks for all the compliments everyone! Coach, I have no real plans as of yet. Right now I run two propane heaters and they do a great job of heating the area I am working in. But you never know - one day I may consider a wood stove or something. It really doesn't get all that cold in my area of the world.

Mike, welcome to NC. I hope you like it as much here as I do!

Jim, 20x37 IS big by most standards today!!! Initially I was considering a build of similar size but then I reminded myself "you can never go too big".

BTW - There are some more recent pics here if any of you are interested: http://www.garagejournal.com/forum/showthread.php?t=20795
