Wow. Starting to come along nicely. Hope you can take time to come out for the shop tour Saturday the 7th, but understand you got a project also. Later, Jeff Smith

Not to hijack, but I always wondered about the historic area of Phoenix and what is the oldest house still standing, etc. Any good websites to see the old houses in that area? I thought they had little standing older historic homes due to such rapid growth over the last 40 years....

The oldest homes that still exist were built in the 1900s. Most of them have some kind of historic protection or are owned by the state. They have also mostly been moved from their original locations.

My house was built in '27 in the Coronado Historic Neighborhood, downtown. Coronado has always been the "working man's neighborhood", with small lots and smaller bungalow style homes. This is unique in Arizona, where there are oceans of tan stucco and red tile roofs.

Framing inspection tomorrow!

Looking great! Maybe you know about the empty lots the city owns all over central and south central Phoenix. It's like they're trying to clear the neighborhoods to build a public project of some kind, but it'd be like 2 miles wide. Keep up the good work!

There has been some progress, but nothing that photographs well.

The framing and sheeting is done and we passed the strap and brace inspection. The crew was all sick (so was I) over the holiday break so not much was done then.

The roofing is going on now. after a lot of research, I decided to go with a rolled asphalt roof. Mainly for ease of maintenance and it matches the rest of the house. I didn't want multiple roofing systems to maintain, and my current roof has been good for 10 years.

The doors and windows are all on order and I hope they arrive soon. Then I can get started on the wiring and insulation.

Progress is progress no matter if it's slow. Heck, it took me 5 months just to get the permit a few years ago when I did my 600sq garage addition and another 8 to finish. The structure was the most intense. Getting it "dried in" is a major victory! Keep the faith.

this is an older picture. the roofing is done and we are prepping for stucco now.

Waiting on the garage doors before we start any electrical work due to the high concetration of tweeker/scrappers in downtown phoenix.

In addition to the garage, We are adding on to the house. Here is our idea instead of the typical french or sliding arcadia doors. (Still installing the high lift tracks in these pictures)

And a couple shots of the garage 'cause everyone likes pictures...

Nailhead, just spotted this update. Really looking like you are making good headway.

Thanks Jp. It's actually going pretty slow right now. I've been waiting for the new garage door tracks to get here.

I thought that I ordered high-lift tracks for all the doors, but I guess I didn't... so instead of doing it twice, I decided to just re-order and do it right.

When they arrive, I'll be able to secure everything and start running the electrical, finish the gas piping, and insulate.

Doing it once is better! I ended up changing my tracks because the door guy didn't follow the ceiling like I wanted.
by the way the Sun City West car show was awesome. They had to have had 300 to 350 cars. I ran my 1914 4hp Fuller & Johnson from 8:30 till 3pm and talked to so many people I was hoarse by the end of the day.

Sorry.. I've just been busy with work and the wife is getting ready to have a baby soon.

I'll post some pictures soon!

The doors are up and it's secure so I moved all my junk in there, but it's still just piled up. I'll need to organize and build some shelves soon.

Also, I'll be electrifying everything, then insulating and gas lines and HVAC, drywall, and stucco... still lots to do!

Here's something to think about. Your daughter will probably end up marrying someone who treats her the way your treat her and your wife (SO). Every time I get mad, I try and remember that. Very happy for you.

Greta was born 3-23, at 11:00 in the morning!

New reason to hurry up and get the renovation finished, but now there is less free time to actually do it!

I still found a little time to work on the gas lines today.

Sorry it's been so long! The baby is doing awesome, thanks everyone.

The remodel has been progressing a little. Some big things were done, and now onto some of the more fun stuff, like electrical.

Here's some pictures of the stucco and the insulation going in...

I'm still pounding nails in my spare time. My insane work schedule and the baby have slowed progress a little bit.

Nothing that makes for good pictures but just know that I haven't forgotten.

Worst part is that it was 106+ here yesterday, depending upon where you live. I'm sure that doesn't make it any easier. I was just working in my garage putting together some cabinets and it pretty much wore me out. I didn't expect it to be that hot and I haven't really adjusted yet.

Congrats on your new little one and welcome to fatherhood. :)

I like the historic district but didn't want to be downtown when I moved here 14+ years ago. I'm up by PV Mall. It has worked for us, though if I could swing it I'd live further out of town (but I wouldn't do it if I had to commute to work every day).

Keep us posted on your progress!
