Just wondering how much you planned to spend on your new garage as opposed to what you actually spent.

BTW Looks Great!

I was originally figuring $14,500 for dirt, concrete, block, lumber and the lift.

By the time I factor everything from drain tile tee's to compressor piping to cabinetry to the $700 of #3 copper leading to the garage, I bet I'll cross the $30,000 mark.


Great thread. I wish I had the know-how to tackle an entire build like this on my own.

Do you have a lift picked out to fit the 12x12 space? The barn I am building has a bay that is 12' wide by about 19' deep, with 12' ceiling. I had planned to put a lift in there, but I see that many of the quality lifts are 11 or 12' wide. It doesn't seem good to me to have zero or less than a foot of clearance between the posts and the wall. What do you think?

The one I picked out is the Atlas 9 from Greg Smith Equipment. I chose it mainly due to its 3 1/2" minimum pad clearance to fit under my Trans Am.

If it were me, I'd personally avoid leaving less than at least 3' of distance between the wall and the post. I know it can be done, but I'd avoid it. I know it may seem tough in your situation, but that's my take on it.

Thanks for your response. I agree that the lift posts should not be close to the wall, but I thought that you had mentioned only having a 12' wide area in which you were going to install a lift? That is the same width that I have....

Yes, and no.
I have a 30' truss span. I also ordered custom trusses like shown below.
Figure there is 14' 4" from the center of the truss to the inside of the eave wall. Now I only need 124" (or 10' 4") measured from the outside of the lift posts. The custom trusses give me a 12'x12'x2' raised area specifically for the lift, with a little room to spare. The nice thing about this layout is that it gives me a 4' walkway on the right side of the lift. I also don't have to try to heat an additional ~1,750 sq/ft of ceiling space once closed in.

There's actually nearly twice what I need in this pic, but I got extras so I can match my attached garage when I do that in a few years.

I also took a little bit to box in the raised area in the roof. A few more nailers and it'll be ready for drywall or corrugated steel. Haven't decided what I want to use yet.

I mailed in the application for the electrical permit a few days ago, so I'll probably start pulling wire in a day or two.

I felt the front of the garage was missing something so I added an octagon gable vent. Oh yeah, and garage doors.

I've called 3 places about doing that brick work for me, and they must still be hopping around here because one still hasn't called back, one told me they're booked thru October already, and the third said they could do it..... for $450.
Looks like I'll be doing the brick after all.

And I think I just scored an AC unit for it too (for close to free). My friend was doing a house restore after a fire, and the insurance company was buying a new AC unit for it, so they threw away one that looks perfectly fine except that the wires are scorched leading up to it. I'm going to have it tested, if it works, all I'll need is an evap coil and some wire/tubing and I'll be stylin'!

Well, got most of the ceiling drywalled yesterday. That was an adventure. I went and rented a drywall lift (best $25 I ever spent!). I got a little scared at first. I asked the guy how high they lifted to, and he told me 10', maybe an inch or two more. I thought "Oh ****!" I have 10' 8" ceilings! I decided 10' 2" is better than lifting it up a ladder, so I got it anyway. He got quite a suprise when he brought it out to my truck and saw my cousin (still on crutches) standing there. "I hope you're not having him run the ladder?!" "Naw, he's our heckler!" :beer: I don't know how, but it did manage to lift all the way to the ceiling everywhere except my raised lift area.
The electrical inspector was out a week ago and gave me the go-ahead to continue, so that's set. All the wires are done, and all the switches and recepticles are on.
I'm shooting for having all the wall insulation done by Friday afternoon and hoping to get the wall drywall done by the end of next week.
Things still on the Pre-grand opening list:
  • Epoxy floors
  • Drywall finishing
  • Primer/Paint
  • Electrical power supply wires
I should be done with all that by the end of November.

Well, I took a few pics today, but between the weather and having the doors down (pulled the supports to make hanging/mudding easier), they're pretty dark. I finished the wall insulation today. I need to finish framing the raised ceiling area before I can go much further up there. Tomorrow, weather permitting, my brother and I are going to try to hang at least 1/2 of the wall drywall. Anyway, here's the pics:

Well, I had the drywall finisher stop out and eyeball the job. Now that it's starting to get cold out, he strongly recommended waiting on finishing until I have heat and blown-in insulation in the attic area. Not good to load the drywall after mudding :lol_hitti
I only have about 5 more sheets to hang and then I guess I'll have to switch my priorities to getting the electrical and natural gas hooked up at both ends.
I better move quick with that gas hookup, I don't think the wife will like a cold house for very long.

On a side note, I still haven't gotten around to doing that brick yet LOL

The electrical service upgrade is on the board for next week. Hopefully I can get the copper and have power out there by next weekend. I wish I could mount the fluorescent lights and garage door tracks, but they'll just be in the drywall finishers way.
I've been trying to figure out how I want to insulate the attic and brought it up to my neighbor who had his spray foamed. He mentioned he knew a guy who would do it pretty reasonable. I guess he does it over a few weekends, just using up the leftover stuff from other jobs.
So I guess until I can get that done, I'll work on getting the natural gas tied in at the house, and start prepping the floor (again) for epoxy.

Wow it's been a long 5 months. Normally we don't see consistent cold weather around here until early January, but last winter it started mid November and never went away. And I just had 24 yards of dirt dropped in front of the garage doors. There it froze before I could level it, so I called it quits for the year. I did eventually get the #3 wires pulled and the upgrades done to the mast/meter.

Now it's time to get back to work. The drywaller should be out in the morning to start mudding. He should be done by this weekend, so I can start priming/painting. I'm also waiting for a quote from a HVAC contractor for the 1" HDPE natural gas line. Since I never undercoated the black iron line prior to burial, it won't pass code :(

I don't think this project could get done soon enough for my wife. I don't think she was too impressed with me today. I had to go in and get drywall mud/tape/corner bead. And we got some discount cards from Lowes in the mail yesterday. $10 off a $50 purchase, and $50 off a $500 purchase. When she asked me which one I used this afternoon, I had to tell her.

Well, I didn't get as much as I hoped done this last week, but thats because I took a few vacation days to be on vacation, know what I mean?
I did however get the primer and first coat of paint on the walls. I was hoping that Valspar vendor at Lowes was telling me the truth, but alas, one coat coverage it is not. I was planning on just running with it, but I think it's one of those things I'd always regret, so the next few days I'll put a second coat on the walls. The ceiling, forget it, to many obstacles to paint/tape now.
I did finish the electrical and got all 11 of the 8' flourescents hung (2 rows of 4 and 1 row of 2 in the main room, 1 in the storage room). I'll have pics in the next few days, but trust me, it's bright as hell in there LOL. Electrical inspector should be by tomorrow to give the final inspection.
Now, hopefully by the end of the weekend, I'll hopefully have the epoxy down. I'd like to caulk the control cuts better (first attempt at caulking sank down 1/4" while drying), but if it recommends 14 days dry time, I might have to skip it.
I'll tell ya, it sure is nice getting so much of this stuff I bought and stored all winter in my old garage out of it, I might actually be able to park a car in there soon.

Here's the update with epoxy pics, I'm just going to cut and paste from my post in the flooring section.


Well, I got home from work last night around 7:30, and figured I'd better get the second color down before we get a weeks worth of isolated T-storms. I finished at 12:45 AM (taping took extra time), and got up again at 5:30 for work :( This is gonna be a long day LOL

Anyway, I was too tired to try to sweep up the extra flakes, so it might look a little uneven right now. I also planned this with a lighter blue than what I got, which really looks like a deep midnight blue. I was planning on a medium blue when I sketched it up.

I left the garage doors up about 4-5" for a few minutes so I wouldn't hit them with the roller. Looks like I'll be doing some minor touch-up tomorrow :(

Thanks for the comments everyone, I'm very happy with the garage. Tonight I'm going to put some rubber base molding around the bottom of the drywall, and then I should be ready to start moving stuff in. My brother will be pouring the 10' approach some time in the next 2 weeks, and I've got to finish the brick on the outside and build the workbench and then I'm ready for decoration (posters, etc...)

BTW, B.Nichol, it's a 30x36 toybox :)

Well, it's been a slow, but FUN summer, which who can ask for more. I got the last building permits signed off this week and have pics of the final project (with exception to the workbenches and lift). I'll probably paint the door jambs/slabs and get them done too. Anyway, here we go.

The lawnmower closet is a great idea, i acually planned on doing something similar, but my plans changed....to a yard barn....hahaha more space!

Thanks. I really like the mower. The only thing about it I don't like is the location of the reverse pedal. If you creep into a bush or split rail fense or something with it and bump it towards you, it's the same as pushing the forward pedal down :shocking:
