IONH - I am not sure what it would be in the U.S., but for everything done minus electrical I am figuring $50,000, but 90% was contracted out, and there was some landscaping done as well on the pad fees..(had my driveway widened around my existing garage to make access to the back easier.

Thanks for the estimate!

well it looks like i guessed right! i figured you would tin the interior. nice! i have always liked the way it looks but been afraid it would echo too much. time to get shoveling 8)

by the look of that nailer next to the overhead opening it looks like you're going to use a wall mounted opener. good choice! especially with a lift going in

If you leave all the snow on the pad you could always use it as a curling rink. LOL

Was 3 guys, started at 7:30, done by 2....having scissor lifts, telescopic forklifts and pneumatic tools really make a difference! But still, I am amazed at how fast they were even with all the fancy equipment.

cwolfley don't you know in Canada we use dog sled power for everything?? LOL

Will all be surface mount conduit like IONH suggested. Easier to run, great for making any alterations as required as plans/equipment changes....unlike in wall wiring where you have to rip everything apart to make any changes.

I ran my shop off an extension cord for over a year.Just use a heavy duty wire,no problem.
Looking at your trusses I find the spacing a little wide.In my area, max distance allowed between trusses is 24in.How much snow average do you get out there?Two years ago we had well over 5ft. of the white stuff and all kinds of roofs caved in even with our building code.

Not worried about the trusses...plans were passed by an engineer from Winnipeg, passed by the local inspector, all 3 site inspections passed. We do get a fair amount of snow here but like you said, even buildings built to your code collapsed with snow there...you can't plan for everything!

As I said in an earlier post, I had 2 U.S. companies send my plans which were engineer stamped for their area (North Dakota/Minnesota), and they had 2 less trusses than I have. They get just as much, if not more snow, and they are in tornado area to boot!

Very nice build, really enjoy the photos so far. Now off to drink a drink to warm me up.

Other than delays, a few small mistakes by the builders/contracting company, and more delays no real news....

Called the salesman from the company I purchased the package from on Monday of last week to point out there was no window sent for my passage door, and asked if it could be sent out with the vapor barrier and insulation...he never replied, and it wasn't sent out. Called again on Friday to ask when the insulation for the attic and overhead door was going to be done, and asked again about the window...no reply again.

The insulation company came yesterday (did not know they were coming, except their office called me at 8 AM to ask for specific directions, no call from the salesman/contracting company) to blow in the attic, they went up to get ready to blow in, and found the soffit stops were installed incorrectly (not deep enough for R40+) and the barrier around the man way was also too shallow. here was also supposed to be a gangplank run between the trusses for them to walk on while they blow in...it wasn't done...so they left.

The site foreman (who I never actually saw during the build) showed up unannounced a few hours later to drop off the supplies to fix the issues, he asked how I felt the build was going...I think he was sorry he asked. I told him the information above, he looked really upset, and said he will contact the salesman right away.

Less than an hour later I got a call from the salesman, said I wasn't supposed to get a window for the passage door, the insulation people should have started anyway, they blow in attics like that all the time, and they and the overhead door company are both coming tomorrow (today now). I argued the window fact (which I am now getting) and also said it would have been nice to have a phone call returned last week and to be forewarned when people were coming....nothing was said as a reply.

So now, almost noon, and no trades are here....was thinking of calling the salesman, but figure there is no point, I'll just wait it out.

There is a final payment required at the completion of build...I think I'll let them call me at least two times (with no reply) requesting payment prior to sending it in...LOL :thumbup: Then maybe I'll forget to sign the cheque....

10% holdback is pretty standard. While it doesn't sound like much, usually its the difference between losing money on the job/project and making profit. You'd be surprised just how important that last 10% is.

Well called the salesman again today as I was told on Monday the insulation and overhead door companies were to show up Tuesday, neither did, he said the insulation company was supposed to be here first thing this morning, but they did show up around 11 and said repairs were done well...did their job in just over 2 hours, very professional and cleaned up everything after they were done.

Apparently the overhead door company is coming either tomorrow or Saturday.

Still no mention as to when the window is coming.

He also said during our conversation he had an appointment in the area and asked if I would mind him coming by to see the progress, I said no problem...he never showed...LOL.

Well don't let these bozos get you down. You have a great garage and will soon forget the headaches they have caused. Just hold onto that 25% tell it's all done.

That's really gotta piss you off. Makes me glad I did my own build. I don't deal well with that kind of BS.

HURRY UP AND WAIT!!!!! i love playin that game! matter of fact, i'm playin it right now. the guy was supposed to be here 3 hours ago. you know once and a while we might have other $#it to do! LOL well one thing is for sure, acting as my own general on my build has given me a new found respect for contractors. lots of headaches

hang in there man! it will be worth it in the end

Your job may be the biggest project of your life is most likely only one of several the contractor is working at any given time. Having been the son and grandson of capenters/contractors and with a brother that's one now there's a difference in the issues you see and what they see. Take a deep breath I'm sure all will work out in the end if the contractor is honest and above board. A little delay here and there will may you enjoy it even more when it's done. Kinda like Christmas.

Well guess who didn't show yesterday or today....:mad:

Had a quote from a third party for the door when I was getting the original pricing done, was cheaper than what this company quoted by about $500, but decided to order it all from the same place as it would save dealing with separate installers/contractors.

I think I may have made the wrong decision...and possibly a phone call on Monday explaining this may shake things up a little.:rant:

Phoned Monday asking what happened, the salesman passed it off that the site supervisor should have phoned me as the installers for the overhead door company all came down with the flu and didn't go in on Friday or Saturday and they all called in sick Monday AM too, but assured me that they were coming Tuesday (today) and I was first on their list of installs......

Well no one showed up and no call saying they weren't coming. :wtf:

Make sure you put that final payment in an envelope with there final bill and mail it on a late Friday and omit signing it.When they ask for it(whenever they show up)just show them your check stub as proof you sent it.Then you could give them all kinds of excuses for some time.Pay them when you figure you've wasted enough of there time and gas.LOL :mad:

I find that bigger isn't always better, they don't care about you because they know there is 2 more behind you, Once they establish their business they know they can just about get away with anything. the smaller guy will do a better job in order to make you happy and hope you spread the word about him .
