Have read all your pages. Great build by these guys in Manitoba weather. You contracted for a shop package and I was wondering who supplied your package, as I am in Alberta.
Thanks.

Awesome shop! Love the rear loft.

I have a 30x40x12 and wish I could do a loft in the rear to have a woodworking area!

Awesome build!

Thanks for the comments!

The company I got the package from is Olympic. They supplied everything for the building itself, I subbed out the concrete and PEX, and have done all the wiring and interior building myself with the help of some friends...

Working alone today got all the bracing and extra nails/screws/lag bolts put is to stiffen everything up...

really looks great man.
Love the interior walls.
Co-Worker of mine did the same (at least it looks the same) type of material in his shop build. Really looks good.

More progress has been made, almost completed the lighting, just have to mount the upper mezzanine lights (right now they are suspended from the conduit), tack up the wiring below the mezzanine, move pool table, and build rails...but here is what has been done;

Had to cut 2 steps off the used stairs I picked up...but got them in;

OK, I gotta ask...how come the box is upside down?

Code here states the required height of the meter socket on the outside of the building according to grade, then they specify the maximum allowed height of the main service breaker inside the shop. I could have hung it the other way but the panel would have almost touched the floor to keep the main breaker within code, could have gone sideways but used a lot of wall space, so went this way.

Could have also played with offset conduit, but decided to go straight through the wall for ease of install.

I have to add to this because the response is not totally accurate. Canadian code requires that the main feeders are isolated form the rest of the panel, which means your main feeder can not run over your branch circuits... and it has to be isolated, which means a divider of some sort.

If you look at the other picture it shows the panel actually has a separate wireway for the mains. In most scenarios, you have to either put your panel upside down or sideways, becuase you need to maintain a panel height restriction but still be able to get your feeds in.... so if you mounted the panel right way up, the feeder would have to enter the top section of the panel to be isolated... thus making the panel too low to the ground (because you can't do what they do here in the US and just punch a hole in the bottom area of the panel and run your feeders up over your branch circuits).

It's a safety thing. I am just glad they don't make us do it here in the US.... my OCD will kill me... lol

7' 2" under the mezzanine and 8' above

I'm signing a contract for mine within the next week. 44x48x16 and going with scissor trusses so i can have a little more height above and below. Was your mezzanine an afterthought or had you planned it? I would like to incorporate beams in my build to reduce the number of support posts. Right now my mezzanine will be 22x30.

Was planning it since day one, that's why I opted for 16' ceilings, otherwise I could have gone just over 12' for the lift.

My wife is concerned about the look of 16' walls so close to the house. 44' wide with 2 16' doors and 6/12 pitch will help but it will still be a little taller than the house. i keep telling her it will be fine but have to admit i am little concerned too :confused:

Is their any way you could take a picture standing in your over head door? Interested in seeing how your loft looks from the big door. Thanks!

Got some new shelving up and ready to fill!

It took 3 sets to get 2 good ones, one looked like it went through a tornado then was packed in the box...the box itself had minimal damage.

Each unit is able to handle 1,133.9 kg (2,500 lb.) per shelf, and each one is 77"L x 24"W x 72"H and the way I have them configured the total length is 231" or 19.25'.

Went over this for a second time to make sure I didn't miss anything.

Awesome job. I love that mezzanine - Space to work underneath and a very cool hangout/workspace up top.

Does your in floor heat run off electricity? I was in someone elses shop who had in floor heat running of electric and he said it was very effecient and easy on the pocketbook, would you agree? I think I'll be looking into that when it's time as I don't have nat. gas on my property and wouldn't really mind not bringing it in if I don't have too.

It is electric and it is running me approximately $150 - $200 a month, although this winter was mild, but for half of it (of course the coldest months) there was a 1" - 2" gap along the top of my overhead door.

Well the saga continues...

Sent an email again April 6 regarding the outstanding issues with my building...let's start with their first reply;

Monday, April 09, 2012

***

Received a call from Mr. XXXXXXX and it seems that he is still not happy with his door. It is deflecting at least inch an a half to two inches the only way we are going to fix this in my opinion is to install a stiffening strut at the top of door.
This will push the door back into original position and also solve the problem with the weather stripping that we will also have to change. When we were there earlier we pushed the weather stripping tight to the door exposing the wood framing at the top jamb of the door this weather stripping was not changed and still has holes in it with no screws. If you could let me know when we could get this taken care of.

May 25 2012

Hello XXXX,

I am not sure who would be in charge at both Olympic and XXXXXXX but I think they should both be in attendance at my shop when the discussion as to what to do about my doors and other issues which have appeared are discussed. I would like it talked about, plan of action decided, and appointment for follow up made all at one time as it has been a year and a half since Olympic decided all work was done warranting my final payment, which I made immediately even with discrepancies present. I believe I have been more than patient, and if these terms cannot be met, I believe I will need to take further action.

I await your reply, please do so in writing.

Their reply May 25 2012;

I forwarded your email to XXXXXXX doors if they do not respond within a timely fashion I will get another door company to come out and install the strut at there cost in response to your man door issue I will have XXXX come out early next week to install a weatherstrip on your T8 door he can do this from the outside of your building so there will be no need for you to let us in if this is all rite with you let me know

Thanks

My reply May 25 2012;

XXXX,

I am thinking the strut may not be the only issue with the overhead door, the previous repairer unnecessarily drilled numerous holes in the top of my door which another company stated could affect the integrity of the door. As well, the new weatherstripping hits my ceiling lights (something not checked by the second installer). Also I noticed a couple of broken bolts that were left in the door with no new ones added (original installer issue).*There is also the issue of the outside weatherstripping on the overhead door. The top is supposed to be replaced, which was agreed upon in the past, but there is still light/air penetration on the sides that has not been addressed.

And for the passage door, I am unsure if I agree with the extra weather stripping, I would like to see what is being proposed prior to decisions just being made without input on my behalf being provided. And the trim under the passage door looks as if it was held in place with silicone which has now let go, and the metal is pulling away from the building.

I would like this job done once and for all, this is why I suggested a meeting with all parties prior to just moving ahead. I would also like to be present for all repairs regardless if entry to the building is required or not, again to ensure all issues are taken care of.

XXXXX

So after no reply again...I got a surprise call today, a week and a half later asking if the overhead door company could go to my house today and work on my door, I said I will be there after 4, he said they can't come that late, then he asked if I would leave the door open for them for tomorrow, I said I will be home after 4, then he said he will have to get back to me, so I sent the following;

XXXX,

I am not sure if you got this from a week ago or not, but as you never replied, and from the phone call this morning asking for the building to be left unlocked and not confirming any other work other than the overhead door, I have resent the email for clarification.

XXXXX

WHAT DON'T THESE PEOPLE UNDERSTAND?!!?
Or is it just me?

Well Thursday I got home and to my surprise and there was a worker taking the weatherstripping off the overhead door. Called the worker from Olympic asking if they were sending anyone by as no one got back to me, he said oh they should be by around...that's when I cut him off and said they were already there...

He asked when I would be available for him to see the other issues, I gave him times I was available, but said it doesn't seem to matter, as no one verifys appointments or follows through with anything.

They are supposed to finish everything this week...not holding my breath!
