Good Morning Everyone,

My project is finally off the ground and running! We closed on the construction loan last week and put in a deposit with a local builder the other day. Ground breaks in about 6 weeks, and building starts at the middle to end of June.

Wife and I are going to build this 40x64x10 pole barn, and 25' of it will become the living quarters. 1000 sqft will be a good upgrade from our current situation of around 700 sqft. And I get almost 1600 sqft of shop space!

Some notes about the build:
We are building on my 22 acre piece of land.
I am out in the county, so no inspections or permits.
The only permit I needed was for the septic system, it was $150.
I am drilling a well.
I am doing radiant slab heat in the living area, and an hydronic blower for the garage area.
Wood fired Central Boiler for the heating duties. Plenty of free wood at my disposal.
Air conditioning is going to be a Carrier 5 stage split system with backup electric heat in case i need to shut the boiler down to do maintenance.
Once the pole barn is up, I am doing the rest: above slab plumbing, electrical, framing, drywall (not finishing, i hired that out) paint, kitchen, all of it.

I had the truss plans checked by an engineer to ensure they were good for the ceiling, and they check out just fine. I am going to end up a couple pounds under the bottom chord rating.
Insulation is going to be r60 in the attic, and the walls will have 1" closed cell spray foam in the living area walls, then filled with blown cellulose. Should be around r30. The rest of the barn will get 2" closed cell walls and roof next summer.

Thats where the project stands for now. Power company comes next week to trench and set the meter, then Ill be able to have temporary power and all that. I have the well driller and septic guy all lined up, ordered the boiler as well. Its a Central Boiler CL 6048.

Edited to add: I know that pricing varies by geographical location, and many of you will wonder and probably ask, but I am getting the barn put up with 4" concrete, rebar, no fiber, lean to porch on the front 18' long 8' deep, four large residential windows, sliding glass door, two walk doors, two overhead garage doors with wall mount openers and the slab plumbing for $43k. The rest of it is up to me after that, so I will tally it up at the end of the project.
I did NOT go with the cheapest bid, in fact the builder I chose is about 7k more than the others. I checked out his work and others and he is head and shoulders above the competition. No brainer for me.

Hemifalcon, I dont understand the comment.

Afbud, cutting wood i have already is far cheaper than the alternatives.

I presume he means that wood doesn't cut, split and stack it self next to the furnace :)

I like that wood heats you twice: when you cut it and when you burn it! Nice thing about the central boiler is if it fits through the door it burns. I wont be splitting anything!

Power Company came out yesterday and staked out the path for the buried line. 915' of it to the meter pad, then I will bury my secondary about 90' from the meter. That's going to sting! I forgot which thread I posted in last week, but the actual cost for running the line is going to be $6200. I can get 1500 knocked off if I borrow the uncle's backhoe and trench out the rock in the creek myself.

Dirt work has started!!! We have real hard clay under about an inch of topsoil. Scraping the topsoil off and then using clay to build up the rest nice and flat in 4" lifts. It will have about 4 weeks to sit before they start the barn.

Yes I can insure it, already have the insurance policy on it. Their only stipulation was fireblocking and 5/8" fire rated drywall between the garage and living area, easy peasy. I havent called it a shop on any paperwork or to anyone, just garage. I think that helped.

Pad should be finished today, then it can sit for a while until the pole builder starts.

Got the pad finished, confirmed that the 3rd week of June is the start date still with the contractor. I have my path through the woods for the power co completed also.

Today is the day the framing starts! Here is a before picture from this morning, I will do my best to get here each day and have progress pictures.

A few things on the build plan have changed (of course.) I am no longer doing radiant slab. The cost of the boiler doesn't justify the benefit for me, in a structure that isn't meant to be our permanent home.
I am going with a variable speed Carrier greenspeed heat pump system now for just a little more in cost. Still insulating the slab, however.
Insulation has changed from foam and cellulose to just doing 5" of spray foam in the whole exterior and roofline. It will be like living in a yeti cooler.
I will probably have to add an ERV to my hvac system, but I will do a blower door test to check the air exchange before buying that. I can possibly get by with a continuous vent fan in the bathroom.

Medium Security Federal Prison- was state of the art Maximum Security when it opened. It's where they transferred prisoners from Alcatraz when it closed n 1963.

I played a little league ball game there in 1968; the prison sponsored a local team. We got a little tour of the facility. Pretty eye-opening to a ten year old kid, to say the least.

Looks like they are moving a couple poles and putting in headers.

We have the whole roof on and the whole back wall in metal. Today they should get the sides and half the front sheeted. Plumber due any day to dig in the plumbing. Power company still two weeks out as of yesterday. Well driller will be out anytime.

Rain has slowed our progress, but should have all metal and exterior finished today. Finally!!!! Waiting on the plumber too, he is taking his time for whatever reason. Then we can move to concrete and the rest of the build. Here are some pictures of where it sat last night.

No projects really, just working on my own vehicles and stuff. I am sure come next summer I will have a project or two!

Gravel went down today! Plumber next week!

Any advice for how I should mark the locations for my plumbing? I was probably going to run a string line for inside edges of walls and get some spray paint. Any better ideas?

We have gravel!!! First layer down before plumbers. Once they do their thing they will compact and bring in the rest and compact it, then slab. Was doing some mowing so i figured I would park my tractor in for the first time. Its about 16' from the front to the rear bushhog wheel.

Power company is putting in the service today. From the meter to the barn/house is a little under 100'. What wire should I be using for this run? Its direct burial. I think 2/0 copper or 4/0 aluminum? Already have my two ground rods to install when I decide on panel placement. It will be 200A service.

Love the way this is coming along.. Glad you have an understanding better half.. My wife would never go for that. We are in escrow on a house that has a 3 car garage and RV parking, but the house itself is 2712 square feet.. Looking good. Can't wait to see the next steps.

Midday update: Last week my dad and I dug a 4' square hole 4' deep to expose his water line. It was plain as day in the middle of the hole, about a foot up from the bottom. I even met the linemen this morning and pointed it out so they wouldnt hit it when they trenched in the new powerline.

Idiots hit the water line with their backhoe.
