El- cutting a section out of the middle step between the two flights. going to put me on the edge of building code due to riser variance, but if I get nicked on that ill deal with it then...


I once worked in a place where the top riser was an inch higher - it got me everytime - I never actually tripped over or fell down the stairs, but there were a couple of "anxious moments" (our parts were on the mezanine floor, so I was usually carrying an armfull of truck parts down the steps).



I know that it's already powder-coated, but...

If you aim to trim a very small amount (no more than about 1/4" ?) off the top of the final riser of the lower flight and the same small amount off the bottom of the bottom riser of the 2nd flight maybe you could do a slight "adjustment" (ie - create a gentle slope between the 2 flights) to the landing???

An inch doesn't sound like much, but it is very noticable in a single flight of stairs - you've made the right choice by doing it (whatever you do to reduce the overall height) between the 2 flights.

Dugan- My guess is they got it good and hot to burn off anything nasty before cooking.. but who knows!

It is to draw the eye into the kitchen, but it also reduced the number of small pieces against the big windows. Originally I had also planned to extend the same tile outside to match with the inside (tieing the two together visually) but the extra couple thousand just isnt gonna happen.

Ok, I was trying to tie it to something I'd learned in school, tilt of the earth, tropic of cancer, flute angle, pump vane discharge, anything, but nothing lined up for me. Thanks for the explanation. As for the stairs, could you take a little off of the top, bottom, and landing area to get rid of that inch? It would seem to be the least noticeable in those areas because of the transition, as well as being better than taking it all from one location.

Mark- Agreed, that is why code requires no more than .375 difference between risers.


The space I am taking this out of is actually on the landing. There is a flight of stairs, a landing, 90* turn, one step, 90* turn, and then the second flight. I am taking it out of that single stair that is all alone. I am hoping it wont be too bad since you just took a 90* turn anyway...

My friends and I worked our asses off this weekend. Build a small section of fence, and the 12" thick, 6ft tall, 23ft wall that will be stucco'd to match the house. We ran electrical for outlets and low voltage stuff for access control (keypad, camera, intercom etc).

The wall is on a double row of steel fence posts, 8 of them total. its not as rigid as I had hoped (found out later that they make multiple gauges of fence posts, and I have the thinner ones) but I think it will be ok. ONce stucco is on, it will be 3000+lbs holding it down.

Not sure what to do on a roof for it. Stucco guy swears he ca just stucco the top and it will be sealed well enough, but I would hate for the sheeting to rot underneath.. so I have 2 options

1) after felt papering the sides, install drop edge and a stick on membrane "roof" on top. Let him stucco over that, so any water that penetrates the top will go down the outside of the felt.
2) (uglier option) have him stucco sides only, and use a drip edge and a stick on membrane "roof". paint white so it matches.

Thoughts?

I have read your post and also seen your posted pics. I want to ask you that in such homes, can we used some metal work like steel framing Perth or such other work like roof trusses? Anyway thanks for all that great work. Thanks.

also, I did end up cutting an inch out of the "mid" stair where the stairs make the 180* turn. I seriously forgot I had done it, and used the stairs a bunch.. forgot about it! So the answer is-- no big deal. I think it is because you are making a 90* turn anyway, so you have to be aware of your surroundings.

Alex- great idea.. maybe instead of trying to hide it with white, go black....

Helas- Metal roof was out of my budget. I would have preferred it.

8'6" front door is in. Rixon hinge is awesome. The door is not great, needs some alignment work. They are coming back monday.. hope they get it right! Ive got a long weekend ahead of wrenchin on the house...

Love the front door JM. Did the handle come with the door or did you order it separately? Our door mfg. didn't offer a long handle and I still need to source one.

It's fun watching you follow such a similar track even though you have caught and passed me. The only problem is that my wife is following your build too. It took me a while to convince her not to lay our tile at an angle like you did. We both love it but I could see my tile guy starting to sweat.

The place is looking great. Don't sweat the minor setbacks. There's no way to build a house like yours and avoid them completely. Keep the updates coming - I need the motivation.

Tour door pivot is offset but it it simply rotating around that axis or it also moves the door closer to the frame when opening?

I have seen doors with pivot far from the edge but when opening it would move the door close to the edge not to loose space. I have never been able to find who makes these pivots.

LL- a local shop fabbed it all for me, much cheaper than the "big guys" and that pull is integrated. The quality is not quite what I would like, but it is pretty good. and I can always remove the door itself easily and resand/paint to smooth the imperfections in the future.

I may have surpassed you in time to finish, but the quality and attention to detail your build has is definitely higher than mine. Mine is far beyond a track home, but yours is a 'whole nother level! that kind of quality takes time...

The opening on the front door looks small, is it or is that the angle of the pic? Does it come off easy enough if needed to get a large item in?

heh.. not sure if you are being sarcastic or not.. its 8'6" tall and 5ft wide :)

Nope wasn't being sarcastic, it must be the pic or something because I see that it isn't opening on the end like a normal door thus cutting into the opening and how wide it is, I guess being 5' wide it's likely still more than a standard 36" opening.

Wow, just read through the entire thread from the beginning, amazing house. It looks like you're located in a well established older neighborhood, have any of the neighbors said anything about the modern look you're going with? I bet those snooty old ladies have a lot of house envy these days. :bounce:

I bet the neighborhood kids can't wait for those people to finish the pool at that new super modern YMCA they've been building for almost 2 years now. :thumbup:

Actually, it is half old half new! The property values have sky rocketed in the area, so older homes are starting to be torn down. I got lucky to have a vacant lot.
Most of the neighbors are actually very cool. We'll see how they feel after i start a 2 cycle shifter kart up, or have a pool party...

:)

Green- The glass is 48" by 87" FYI

I love the modern look of things, Ive always wondered how people discover some things, like your shower drain or the types of flooring.

Where do you get your ideas? Hours spent on google? or is there a place that helps with more modern designs?

Maybe I missed it, JM but how did you accomplish the flush door frame (no trim)?. I searched high and low for a manufactured option but ended up having to conjure up a custom i.e. stupidly expensive version. Are they EZY-Jambs? I continue to be amazed by the similarity between our builds.

LL- Well. its interesting actually. We trimmed the doors with wood that is the same thickness as the drywall. Originally I had told them to mud over the wood, get a perfect joint, then cut the joint with a vibrating saw and calk the joint for expansion. (flush, but a tiny line of caulk). They ended up just taping the freaking thing. I have some small hairline cracks in the upper corners, but "they swear" that after the AC is up and running, they will fix them.. and they wont come back.

Time will tell. I might be spending many days cutting a tiny groove and caulking later on down the road :-/

I looked at the EZ jambs, but at the time thought I was out of time trying to find somebody to install them. Little did I know i would be stilll at this a year and a half later :-/

yea, she has great(expensive) taste. She is learning the difference between a "house" and a multi million dollar custom estate/hotel/etc.

I dont think she realized ;-)

I've heard about that tour... and seen a couple of the homes in person, definitely some great modern homes there.

One of my favorite threads, getting lots of inspiration for when I am able to do my own build. Keep up the great work!
