Mopar Willy's 36x30 build

Hello All

I'm a years long lurker here - enjoying every minute of learning from all the fantastic builds and details you've all shared over the years. My dream is almost upon me as I'm on the last steps of finalizing contractors and plans to build my dream garage. A modest 36x30 detached next to our southern cap cod style.

I've been through some mighty struggles with finding the right property in our ideal location, then saving to be able to build - only to be stymied by the people at the county planning office with every single location I wanted to build on. I've got 3.57 acres in Mecklenburg County in NC, right on the boarder with SC. Yes due to setbacks on wells, septics, storm water runoff rules - impermeable surface requirements etc - every location on my property was nixed. i had a beautiful wooded lot on one side I was wanting to build on but nope - my house is set back 210' from the road and due to topology issues building behind the front elevation setback was proving to be too costly. ultimately I ended up on the large 40x40 parking pad on the right side of the house. it's already relatively graded, large enough and few trees to contend with. cons are it's a long ways away from the power pole, it will limit access to the back of my house. currently the driveway comes from the road, alongside the parking pad, then proceeds back in a long curve behind the house, then up the "runway" and into the current two car garage under the house. That garage will be renovated into a 1100 sq ft basement/bedroom/full bath and storage. but I would like to retain access to the back yard. so the compromise will be to install a 8x8 or 10x10 corrugated drum door on the back wall of the garage so you can "pass through"

due to my limited budget, i'm making some sacrifices, I will not have the wall finished with drywall, the ceiling will be finished with OSB, my choice as I think it will add structural rigidity. 1 18x8 door and 1 9x8 door. high rise door tracks, scissor truss' over the single door bay to accommodate a lift to be installed.

So I'd like some advice or help with a couple items. I want to document the building of the garage for two reasons, to journal and share as everyone else has and because I travel for business and will be gone for a few days during the build and I want to see the progress from the road.... can anyone suggest the best way to set up a wifi cam to monitor this? got a recommend on something that works well?

I will include some pictures of the current location choice in a bit, I do not have them on my Mac right now.

Thanks for all the inspiration everyone - I'm stoked to be starting this project and giving my mopars a good new home

this is the sat view of the property - many might ask why I'm not building in the large expanse behind the house - the topology precludes getting to it easily as I would need to build a 20+ foot bridge over a gully - this would be nice honestly but cost prohibitive LOL

not sure why I can't get the picture to embed

my current garage as it is now, which is under the current house - it's 26x26 but with the poles in the way it makes it tough to work on cars. the new garage will be full span, no poles.

just receiving an elevation drawing for the front and I'm playing with door placement - any advice? house will be on the left of the garage front. I'd like to keep the lift on the right. there will be a 9x7 door on the back wall so I can go through and out the back.

That looks like an excellent start. Always glad to see mopar fans and their garages. I'm in the middle of a mopar shop build, though at my current rate you might finish before me. Love the Challenger, that will be my next addition to the shop as well, awesome colors...

Thanks - I have been seeing yours and a couple other Mopar folks on here - gets more excited about my project!!

This is by far from my true shop size I wanted but I couldn't fit the bigger pole building on my available property, but it's all I can do for now - hopefully at a later date I can build the bigger building and this makes a nice 3 stall for the house.

Actively trying to pick a lift - looks like due to ceiling height - I will need to go with a 9k two post symmetric lift with bottom plate.

Thoughts?

I'm limited for the same reasons, mine is attached to the house and roof lines were limited, so all I got out of it was a barely 9' ceiling. My compromise for it all is I'll be going with a MaxJax, which I also like because of the ability to remove and store against the wall when I'm not using it. I'm hoping my project won't need to live on the lift forever....

Although it's not a perfect product it seems there's a lot of experience on this forum as to how to install it as well as fix the bugs that come along with it. Might want to give that a consideration?

Thanks,
Adam

I absolutely have and I do very much like the idea of being able to move it out of the way and then have the entire floor to move a car around on a dolly on.

I will give it solid consideration, have to see what $$ I'm left with once the power company whacks me for running a 200amp line 250ft LOL

one thing at a time I guess.

Thanks Guy - I hope I can document well. while it's a very basic design, in order to make budget and fit into the space I am allowed - I'm sure each is still unique. I hope that I've paid enough attention over the years here to avoid some mistakes or that " wish I would have thought of that when I built mine " but I'm feel it's inevitable.

For instance, I've been trying to find a 8x8 drum door for the back wall pass through - I found them on Craigslist brand new in SC for $234 - then my wife says to me - "Um aren't we taking the two 9x7 doors out from the old garage to put french glass doors in, why are you buying a new door ? " Duh - but my man card says I cannot admit she had a good point!!!

I have approx 8 trees to remove and two stumps - two of the trees are 26in around - the others are less than 8 and I can drop them. Estimates this week for tree removal - I want the wood for the firepit - any recommends on a chipper??

Hey Willy - nice plan on the garage.

Thats a nice piece of land you have down there near Lake Wylie.

I'm just up the road on 160 and Arrowood Road.

You taking either of the Mopar's to Autofair?

That's cool - not sure if I'll be going this year.

I dropped a lot of cash there last fall - got Kooks Long Tube headers for the Vette, at least they had a good show discount.

Willie, good to see another Mopar guy on here. I am a life long old mopar guy at 52! Thought you may like a couple of pics of my 4200 sq ft shop I just left behind in Northern Nevada as I opted to move to Idaho to 175 acres.

Now trying to finish a 1200 sq ft shop (30x40 14 ft ceilings) with a livable shed side of another 500 sq ft and another 480 shed side planned for next year for my paint booth. No more huge shops.

I have had a LOT of old mopars but am now down to four. Two cudas a a 67 Dodge power wagon and a 77 Ramcharger budget truck.

I am into wall hangers as you can see.

I had a paint booth of sorts inside the rear half of the shop.

Rumble - AWESOME - I love those old PowerWagons and Ramchargers - rare birds anymore! Hate you had to give up such a nice big workshop, but it sounds like maybe you aren't broken up about it??

175 acres - oh my, room for a gigantic pole barn lol!!

Back from. Permit hell!! I've finally received the build permit from the county after 3+ weeks of impatient waiting. I was required to move the whole building forward 1 foot to comply with new setbacks on a well in my yard.

Also had an interesting interaction with neighbor over property line, seems he felt that the skewed satellite photo could be used for scale the. Setting property line and he insinuated I couldn't build where I planned to. A quick call, surveyed properly and staked showed he was WAY OFF and problem solved

Tomorrow the remaining trees come down and stumps ground/removed. The. The contractor comes in and pulls the concrete pad up and preps for the foundation/footers.

I really wanted to put a brick veneer on the front but just can't afford it right now, contractor agreed to build front facia so I can put up brick face at a later time.

Pictures of progress forthcoming

Progress today - tree contractor brought down five trees that were over 50ft, what a mess.

But a great load of oak firewood to be dried and split - they will be back to chip branches up and grind 3 stumps

Not sure if anyone's even looking anymore but I'll continue to post progress.

Foundation wall went up today, amazing that what looked like relatively flat area really fell off as much as it did. They've provided for the 9'x8' door in the back but the planning will need be redone to help the apron in the back not be so steep

Work continues today - backfill, grading and prep for slab. 11 loads of clean fill.

I'm somewhat ticked that a bulk of the structure building will take place this weekend when I will be out of town. I'll need to get pictures from my wife and friend of the progress
