I have gotten the old place for sale as of yesterday and am getting plenty of interest, and apparently have an offer coming it. Being how fast it came in, I bet it is a low ball offer from a flipper, but you never know. As soon as the old place is sold I can finally put some real attention into the new place.

At the new place - I have a single frozen pipe after weeks of it being -15 degrees and below. I have all the water shut off and drained and turned the heat up. I am dreading my heating bill but the frozen pipe should be an easy fix. Lots to do, and no money to do it right now....

Sold the house! 98% of asking price! Its a short closing so I will be moving into the Mill over the next few weeks. Then hopefully we can get some progress!

More pics will be coming after I finish moving! The place is full of boxes right now, and I am only currently moving my house.

I did get the frozen pipe fixed at least.

I figure I will get the house stuff put away just in time to paint the shop floor and get the racking up to move my old shop. Somewhere in there I need to get the new furnace installed, and the municipal water hooked up!

Old house closes tomorrow, then I can pay everything off. I really have to start organizing the shop so I can get the pallet racking up and paint the floor. Right now the place is just a disaster....

Man this place is awesome! I am truly jealous. I came very close to buying an old cheese factory that was converted in a similar fasion, but needed way to much work for my liking. Can't wait to see more of this place!

I have been super busy with work, taxes, etc, which has slowed me down some. I have also been working at the old shop, getting my friends to pickup all of their junk that is sitting in it.

I am going to be getting a moving van and trailer sometime in the next month to move everything to the new place. Two more cars are coming over, a half a dozen engines, lots of tools, parts, and tons of automotive "stuff" so I have been making room in the new shop around the building materials that were delivered for the front. I have been putting up a little more racking up, and removing the old duct work.





And I picked up a few skids of building materials...



Which should be enough to finish the art gallery, and maybe the upstairs storage area.

I have gotten a non structural wall up, and removed most of the sheet rock from the gallery. The 7/16" OSB is going up after I get some wiring done, then new sheet rock goes on top. The OSB allows you to hang artwork anywhere on the wall without having to worry about finding a stud. It also greatly strengthens the building, which is nice. I am at the wiring and insulating stage now, myself.

I am trying to find a heating/plumbing company that will return my calls about getting the water in and the heating/AC installed. You would think they might want to call back about a $10K job....

The last load of lumber I got was about 20% unusable it was warped so badly, so I built a little platform to build the Yamaha's out of the bad lumber and a piece of scrap OSB I had laying around. These are fun little XS400's that are easyto build and cheap, but I might need a bit bigger bike, like an XS650.

I still haven't had any luck with an HVAC or plumber coming out. Nobody want to dig the water line because of the rocky soil, and the local HVAC guys are not even returning my calls.

I will finish the duct work, run the electrical for the AC unit and furnace. I will end up calling someone from toronto to come out and install it since none of the local guys return calls. The gas line is already there so it should be no big deal.

I did get the walls up (they are not load bearing) and all the electrical roughed in for the art gallery. Will need the inspector out before I hook anything up.

I also got about half the stuff moved from my old shop. The lease is up at the end of the month, but I am going to try to get it emptied next weekend. I managed to get the big stuff moved, including the car and truck that were at the shop. I still have a lot of small stuff but I have been sorting and tossing a large amount of it. My shop is a write off until I have some time to organize it. I can't even get my daily driver in it right now.

I believe 12-gauge wire goes with a 20-amp circuit breaker. If your motor draws 16 amps or less then 12-gauge wire on a 20-amp 240v breaker would be OK. NEC (National Electrical Code) recommends the motor draw no more than 80% of the breaker/wire capacity (80% x 20A = 16A).

I don't know the amperage your motor requires but a 5hp Baldor motor draws around 24 amps so a 30-amp breaker connected with 10-gauge wire would be sufficient. If your motor is more than 50-feet from the breaker panel you should use 8-gauge wire.

For more accurate information, you might want to refer to the Basic NEC Code Rules and Design Practice (http://www.fs.fed.us/database/acad/elec/greenbook/3_basicdesigns.pdf).

I just looked at the motor and it says 240v/1ph/16 amp. The compressor says it is a 5hp, but the original motor says it would actually be a 3.3hp. It is a 25 year old CH single stage vertical with a 60 gallon tank.

The total run length from the electrical box to the compressor will be about 80 feet. Should I step it up to 10-2 cable instead of the 12-2?


BTW - the little Yamaha is being built into a fun little bobber for a friend of mine. The yellow one will get the carbs rebuilt, a new set of tires, then ridden until the other one is done.

It costs more than the 12-2 but if you use 12-2 and the breaker trips every 10 minutes when you're sandblasting or running an air sander you'll be spending more to replace the lighter gauge down the road. If you think you'll be replacing the compressor with a real 5hp unit in a few years, you might even want to spring for 8-2 gauge. Just use a double pole 20A breaker with the heavier gauge wire to protect your current 16-amp motor.

Correct me if I'm wrong, but doesn't current code require 240v to be a 3 wire with ground, i.e. a four wire run. Talked to an electrician doing some repairs at work today and he said 8-3wg would be required for that distance.

Go over in the electrical section and do some reading. Motor circuits do not get wired like regular load circuits. I have #8 THHN conductors which are OK up to 100 ft with a 5 HP 240V motor. The breaker is a 40 amp...you have to oversize the breaker to allow for starting (inrush) current. This was taken straight out of the IOM for my Ingersoll-Rand T30 253 compressor. You don't need 4 wires for this circuit....just 2 hots and a ground.

I am looking around to see if I can find some 10-2 or 8-2 armored cable. I have over a 80ft run - two 40ft walls (its in the opposite corner of the shop to the electrical box). Most places want to sell me a 250m spool - at over $500.

I have never run conduit, and don't have the tools to bend it. I also might be moving the compressor at some point so I think I am just going to go with the AC90.

I actually have been working on the shop and building, as I am finishing insulating it all, and adding a few non structural walls.

The shop is a complete mess right now, but it is slowly getting better.

I have been super busy recently, getting my electrical permits and starting electrical work, and now have the Fire Department wanting to do an inspection. I hope the inspector is a reasonable guy.

I think the only think I am missing is the sheetrock firestop on the ceiling of the shop, but I can't put that up until the roof is fixed anyways. It will just get soaked and ruined.

I did purchase several more smoke detectors, some more rechargable fire extinguishers, and a fire rated door for the shop, and have been continuing to clean the place up. I hope it is enough.
