Can you post a scan of the plan for the addition or at least a sketch? Not clear (at least to me!) from all the snapshots where you're heading.

Love the shop! I'll have more to say later, but for now, I'll drop in this, from late, great Ontario-born Phil Hartman:

We are installing a paging system in a new car dealership, and need to hang some pendulum speakers from open steel beams... We use beam clamps, but the speaker brackets are too narrow for them, so I had to make a mounting bracket...

This is what I came up with, the speaker bracket is in the middle, the one on the right is the prototype I whipped up with some metal I had laying around... I went and got the aluminum today!!

20170111_203716_1484193067068_resized.jpg

My mill, LOL!!

20170111_220010_1484200832295_resized.jpg

The slots are not perfect, but I have 7 more to make so they will get better!! They will be 30 feet in the air anyway!!

20170111_225009_1484200496647_resized.jpg

The clamps go on each side of the beam,

20170111_225322_1484200491424_resized.jpg

The speaker hangs off the bottom of the bracket!!

I see a small mill/drill in my future!! Plus a mig welder and plasma cutter...

Same with this side,

New wall section framed in,

20170822_175729.jpg

2x12 double header,

20170822_175828.jpg

The weight of the second floor will be sitting on these walls, so I over built them a bit...
The jack studs run right from the header to the floor so they won't put any pressure on the bottom sill... Should help stop any future warping...

20170822_175837.jpg

I have used screws on everything in case I have to make any changes!!

The front porch will be rebuilt when the second floor goes on... My Uncle and Cousin are super pro framers, and are coming to head that up!! #Whew!! I am getting the prep done for that...

Last to sections I have to replace are the back walls, that's where I am at right now...

Smaller windows so I built it the standard way... The 6 foot 2x12 I had left over from the front had bowed so fast that I just went with a 2x10 double header and dual top sills to get the window close to the same start height as the front!!

20170901_170852.jpg

That 14.4 screw gun is my favorite tool... Well second favorite... Lol!!

20170901_170910.jpg

I put the old sheeting back up for now and temporarily installed the window so my cat has some sunlight!!

20170901_180706.jpg

The window isn't perfectly aligned, but there will be about a 3/8 gap around them... Another "Whew"...

Just have the last rear section to replace before the roof comes off...

Hey mate! awesome build, just read it from start to finish!

That snap on toolbox of yours is real pretty! how much did that thing set you back? I wish i could afford one. Issue we have in Australia is shipping, something that size, you would probably add 2k to the price just in freight costs, then the dealers would mark it up 25% here too!

Looks like you have a pretty massive garage compared to your block and house size? I'm guessing the garage is accessed at the back by a rear road or service street?

Love your attention to detail, i thought i was bad!

Rudi.

Thank you Rudi, Cheers!!

I got a sweet deal on the box!! The box itself was used, got it for around 4 grand... I then paid full price for the lockers, and got the hutch pretty well free...

Yes, my garage is the biggest one on the block, and it is the same size as my house!! I had to battle the city to build it too... I had to go thru three permit denial and appeal processes, then plead my case in front of the city council... What a joke that was...

There is a rear lane to access the garage, it's in pretty rough shape though!!

Just read the whole thing. Just...wow. Helps me realize how much I need to slow down when I work on things and do it right the first time. My wife and I bought our first house 2 years ago and I have a 24x32 garage that I really wish I would have put more thought into beforehand. I find myself backtracking to clean and redo everything I've done. Bravo, man. Awesome thread.

Got the rest of the old interior walls out, and a bit of a clean up done...

20171006_001109.jpg

This area will be all open, living and dining room,

20171006_001432.jpg

The 2x6 wall in the next pic stays, there will be a wall added to it that goes left, that is where the bathroom and laundry room is... There will also be a wall that goes behind the sink, up to the pipe... That's it on the main floor!!

Looking good. How difficult is building up? If we ever add on to our house it was suggested to be cheaper to go up than out. Space isn’t an issue either way, but apparently foundation and basements cost a lot.

All I had to do to build up was get an engineer to certify that my foundation was strong enough to hold the weight... And of course the city permits...

Building up is pretty easy!! I ripped the roof of myself, cost me 500 bucks for two dumpsters... Few good scrapes and bruises too...

I went with open web trusses, they cost more but didn't require any load bearing walls with my span... They also came with an engineered layout of exactly where they go and where to put screws... So, easy to install... We had the trusses and floor sheeting installed in a day... It is solid too...

My cousin, the pro framer and all around cool guy!!

20171118_161745.jpg

My Dad helping clean up, it's a family project... My Uncle and Cousin live three hours away, so they have a six hour drive to come and help for a day...

20171118_164835.jpg

Next up will be the second floor walls and roof... They will come up for a couple days to get that built... I just have to wait until they get some time between framing jobs... No problem, no rush!!

Where did you get your aluminum tubing from? Also what did you pay for that air cooler. I tried looking it up but couldn't find anything. Looks really well just the 5 pages I have read so far.
