Hi everybody. Since I’m going through the process of having a lot of work done to my garage/shop combo, I thought I’d start a little ‘build thread’.

The garage is 28’ wide, 19’ deep with 11.5’ ceilings. The shop is 30x30 with 12’ ceilings (11’ 10”).

The two share a wall, but there is no access between them. In the shop, I had a 2-post Mohawk service lift installed a couple years back and just finished insulating it last winter.

Here is what the shop looks like today. It’s cluttered because the cars/motorcycles are usually kept in the garage (but that’s being painted).

Shots of the ongoing progress. Staircase is a bit more finished, rails are painted black. I am going with a two-tone look. I had him put two different shades on the wall and think I will likely go with the darker shade on left. A full epoxy floor is going to be put down next month (light gray - no speckles).

I had a national garage door company technician come out for an estimate today. He gave me a quote of $7000. $2500 of that was for three LiftMaster 8500W units. The other $4500 was to install a high-lift kit on my 16x7.5 garage door, as well as install the three LiftMaster units (one in garage, two others for shop doors). Does this seem reasonable?

Seems high, I was pricing an 8500 at $500.00-550.00, I do see now that they're around $630.00. But that still seems like they're really nailing you for full pop for the units. Is that $2500 with installing each?

Seems high to me too. I just got quoted $10,800 for an 8x8 aluminum and glass door, 16x8 and 9x8 Clopay insulated "modern steel" doors, all new track and hardware, powdercoated track on the aluminum door, and two 8500w openers. Installed.

Not sure if the size of your doors makes the install more expensive, but for $7,000 I would expect more than 3 openers and some new track.

The $2500 was just the price of the units. It was actually $2400 ($800 each). The $4500 was the labor to put in a hi-lift kit on the one door and install all three of the LiftMaster units.

On a side note, the painter finished with my garage:




Epoxy floor is supposed to down in two weeks. Next week, the bigger shop is supposed to get sheetrocked and then that epoxy floor will be put in. Painter will come back and paint after all of that work is done

I am in the middle of a garage build and was just quoted around 14k (I don't remember the exact number) for two 12x14's and one 10x9 with three 8500s all installed. Same deal Martin insulated doors.

The price they gave you on those 8500 units seems a bit high.

Was going to also say that Liftmaster price seemed high, but it's been a few years since I got mine.

Do you know any general contractors in your area who build homes? If so, give them a call and ask who they use for garage doors. That is how I found my guy, he doesn't advertise and doesn't have a big online presence, but therefor has less overhead (pun intended) and can be more competitive than the big overhead door names in the area. His primary customers are GC's building custom homes.

Unfortunately I am in AZ. I know being on different sides of the country the market on things can be wildly different, but I would still shop around as that seems high. Hell I paid what you were basically quoted for not much work to be honest and got two pretty high end doors in the deal too. Which were new build installs on top of that, so they also provided all the track and hardware, these were not replacement doors.

The guy that wants paid just to give a quote is a quack, who does that these days lol.

Hopefully they work out a good deal for you. That's who I got my deals through was a "smaller" local company.

I think that will help. I find the smaller local places around here are more willing to wheel and deal. Offer cash if you can swing it too. On our house build I have gotten some very substantial discounts that way.

Since your now dealing with a smaller company, offer it, I bet they will at least do something.....

So the new garage co. rep came by tonight for an estimate. Actually it was the owner. And she was great. The new estimate for a hi-lift extension for the garage door and three jack shaft motors...$3050.

$950 for the labor and $700 for each jackshaft (8500W). I could’ve saved $50 per each motor if I decided I didn’t want the battery backup, but my generator doesn’t power the garage or shop, so I opted to keep the battery backup.

How crazy is that? I told her about the other quote I got and she wasn’t surprised. She knows the owner of that company and since the entire staff is commission-based, the cost estimates are all over the place.

My garage door (16x7.5) is pretty beat up with a number of cracks. She said She could replace it for an additional $1600 with a new one that would be R-18 rated. I may go that route. I’m still playing with the numbers. It would still be cheaper than the original estimate I got.

I have her a deposit and she just told me to let her know by Friday if I want a new door or not.

My GC recommended swapping out the old-style fluorescent tube lights with these LED lights (at 100W). There would be 5 of these installed. Any opinions/thoughts would be much appreciated.

Great news, that sounds much better than 7k lol, guy was nuts! Glad it seems to have worked out. If the units have access to WiFi make sure you set up the app. It's pretty cool to be able to make sure your doors are down, let people in and out etc all on your phone from anywhere.

I haven't even gotten around to programming the home link or whatever its called in my truck, I just use my phone.

Sheetrocking guys were here today. They finished installing all the sheetrock and are coming back tomorrow for ‘mud’ and tape.

Thanks. These units are WiFi enabled and I will definitely download the app. I can’t tell you how many times I’ve driven out of my driveway and then did a big loop because I couldn’t remember if I closed all the doors. LOL!

You are preaching to the choir on that one. I used to constantly go back to check, so my wife loves the app lol! I have it set to send me an alert if the door remains open for longer than 5 minutes. If we leave and it gets left open, 5 minutes later I get a little alert and I can just hit close. We haven't done a turn around double check in a long time

Final finish if spackle was done this morning just before the garage floor guys showed up. They ground down the garage floor really fast. They are working on shop floor now.

Floors are all done. Vin just waiting for urethane to dry. I still need the Sheetrock guts to come back and do the final sanding. They tried coming back after the epoxy primer was put down, but I would let them in shop. Lol.

Here’s the garage floor. Steps are getting painted next week.

Epoxy is cutes. Garage is basically done. Still need to paint the steps and a piece of lower molding but at least I could put some cars in it today.
