Looking at a face lift in and out in the spring after 12 years of abuse. What are some of the better doors out there Liftmaster is a nice lifting device but outside door insullation with a good R-? factor (heat insulation) That is a older pic but lots of doors to do they face east so no sun. Then inside with a new floor covering and benches

What climate are you in?

We're going with Garaga (Canadian). I believe they have an R12-16 rating (have to double check, two different thicknesses), and a 25-year warranty. Since you're not South facing, you could get whatever colour you want as well. We had wanted brown but the dark colours, if facing south/southwest, are only warranteed for 5 years. Not a cheap door, but can't go wrong with a 25-year warranty! They also do pretty much any size you want.

For the flooring, check out the Flooring section of the forum. You're pretty much looking at epoxy, concrete polish or stain/seal, or something like Racedeck. My research has pretty much said 'if you can afford Racedeck, get it'. If you want to do any work yourself, I think for a floor your size epoxy would probably have to be done professionally. Racedeck might be a more cost-effective option.

If you do a search for 'workbench' or similar you'll come up with a lot of options. Completely depends on the application and needs/wants. Maybe you'd want to look at something on casters so you're not stuck having 7 workbenches spread across the whole thing?

Btw, awesome garage/driveway - I sure hope you don't get too much snow around there!! (or have a Jeep with a plow)

Good info cdottrot ! I looked at the Garaga web site good stuff. I will look deeper into it later. I had got the floor in the two bays closest to the house done last April. With a polyurathane top coat and epoxy bottom coat it is a Sika product. Used in industrial applications. The floor is just stunning. If it survives the winter (western Canada Alberta) salt then i will do the other side of the garage next. This is our snow is about December then about double that Bobcat cleans it good!

I just had 3 - 10' X 9' Olympus 500 doors installed on my new garage and they are one heck of a door. The door is around 2" thick and has a R value of 15.67. It is one of the best R value doors on the market. I also went with the Liftmaster residential jackshaft operators (Model 3800) on all my doors as well, which in turn got my doors 6" from the 11' and 12' ceiling.

You may want to looking into the Olympus doors, it may be what you need.

And By the way, what a AWESOME garage, and the toys that are in there!!

KYGTP yeah the Olympus doors have a better selection and about the same R factor as the Garaga. Good information. Your Liftmaster 3800 did you get the auto deadbolt feature ? I would like to deadbolt the doors when they are shut. My ceiling is 11' 6" I would like the doors to go up tight to the ceiling.

Yes I did get the auto deadbolt feature, and let me tell you it is the COOLEST thing ever to hear. As the door slows when it gets to the bottom and shut all the way, you hear the "clunk" of the dead bolt, I love it. When I first heard it, I laughed 'cause I just thought is was neat as heck.

My ceiling is 11' 6" as well, but I don't have dry wall yet and when the guys where going to put them in, they realized that it was going to be so close that they did not think it would fit once the dry wall was on:eek:

In this pic, you can see the black box that is mounted on the rail, which is the deadbolt.

SANY0751.jpg

No only that, but I pulled the e-release to close the door by hand just for kicks and when the door got closed all the way, the deadbolt threw by its self, so the opener knows where the door is at. I am not moved in yet, but I am sure I am going to love them very much.

Once I get moved in, I will post up some pics with it all finished out, with the openers on the wall and such.

Well the garage to the right of the house is what I call my sled shed. I originally built it for my sled trailer. Then it went south from there because I bought a rather large race car hauler. So I had to build that to get both in at the same time 107 long oops !! Race unit is 75 feet!

Your pic! Before and after did a total frame off (never again!)

Okay I see the lift. That must be direct drive, very nice and clean. You have dead bolt pic? 11'6" ceiling you did not run your rails all the way up? I would like to do that on mine for hoist reasons in any bay. I did one bay like that. Here is a pic of all the rails hanging down and lift in middle of rails. Needs to be cleaned up looks messy like that for me. The end bay has the extra door panel and raised rails. Hope you can see it. Excuse the mess !

I think that they mounted up high so that it would be out of the way, since it is kinda big, but yet I am still able to reach it if I need to manually lock the door.

Well, you be able to get rid of all the drive stuff in the center and they may be able to add a little bit more track to get the door about 1" or so from the ceiling. I can't really tell from the pic how close your side rails are now, they may be already 1" or so from your ceiling, the liftmaster can get you really close and you don't have a opener in the center of you bay.

Find a Rep. that is in your area for Liftmaster and have them come out and take a look at what you got and see what they can do for you. I have not had a chance to use mine, but I couple of time I hooked it just to show people. I must say, I can't wait to use them all the time. Hopefully by the end of the month I will be moved in to my New Space:bounce:
