1/2 Cup,

Thanks for the kind words about the build.

I'll know a lot more tomorrow about how my builder is doing. I'm hoping this is one of those "blessing in disguise" things where the "mild" heart attack revealed a situation that can be dealt with medically now thus disarming a ticking time bomb.

Scott

I am hoping so.

Re: The Lone Beech Garage Build Thread (60x46)

Wednesday - December 23, 2015

An email arrived from my Builder's Office Manager shortly before noon today, part of which I will post below...

Hello to All;

Wanted to give all a medical update... ...He is home
and says he is feeling better. After the surgery to his shoulder on the
15th and a heart attack on the 21st, I believe he is holding up well
considering all he has been through. He has been ordered bed rest and I do
believe he is paying attention to his Doctor's orders...

...We ask that you be patient with us until after Christmas and we will
regroup with new timeline for anything we may have not been able to
complete...

Our most sincere wishes to each and every family for a Happy Holiday Season.
May it be a safe and healthy New Year...

Indeed: May it be a safe and healthy New Year for all of us.

A bit of a surprise. No fun to be in the hospital during the holidays but at least they caught it.
Do you have a finish time estimate for the shop?
Those cabinets will give some storage for you.
If anything else you can at least take some good family time and enjoy the holidays.
Merry Christmas.

AKdiesel,

Merry Christmas to you and yours!

Building finish time estimate:
I was hoping for the end of February but with this latest development (builder's health), that's probably less likely than before.

The cabinets will require quite a bit of work to clean them up but I was happy to get them at a price of $50 for the 8 cabinets.

Amen to the family time!
We will have the kids in the house on the 26th for supper and gift exchange. I plan to fly to Indiana on the 27th to visit with my parents for a few days.

Best regards,

Scott

Scott,

Apparently the size of that garage has stressed out your contractor, too. Poor guy, wow! Hope he's back on his feet soon.

If you need some help with anything just let me know, I have plenty of evenings and weekends open.

Merry Christmas!

Thursday - December 24, 2015

Well, as we used to say in the Navy, Merry Bleeping Christmas.

We are having some rain (last time I looked about 3-inches in the last 24 hours). It had slowed down and I stepped outside about 3 hours ago to do some chore. I happened to look up at the Lone Beech Garage... and then I looked again with dismay.

It looked like the south wall was bowed out but how could that be...

I put some rubber boots on and slogged through the rain up to the building site.

20151224-11.jpg 20151224-12.jpg

I used some pipe clamps as attachment points.

20151224-13.jpg 20151224-14.jpg

I got a log chain and my portable winch and pulled the wall back into position as best I could.

20151224-15.jpg

I used a couple more pipe clamps and a come-along to bring the rest of the wall up as best as I could. There was some interference between one of the "small wall section interfaces" and I couldn't pull the whole wall into a plumb position. I'm waiting for the framer so show up so the two of us can, perhaps,do better on getting the wall back correct and then brace it until after the holiday.

I think we must have got a microburst at some point in the past 24 hours. I walked the north wall of the Lone Beech Garage and notice an OSB panel up high with about 2/3rds of its nails - on the low side of the OSB - almost completely pulled out.

EDIT: Framer came with a helper and the 3 of us worked in the rain to get things secure. There's still a little wave in the wall but that will have to wait for after the holiday... and a bigger crew.

WOW! What a great, detailed journey/read!
Terribly sorry about your builder, especially during the Holidays.
Looks like the OSB is just getting saturated and weighing the walls too much. Maybe nail in some 2x6s from the tall wall diagonally to the short wall?
Good Luck! and Merry Christmas! Be Safe

I wondered about putting the osb on the walls before the trusses.

forAK,

Thanks for the kind words.

The framer came and attached some 2x4's from the south wall to the short wall. As well as a little additional bracing outside.

Merry Christmas to you as well!

Re: The Lone Beech Garage Build Thread (60x46)

My son was on the site helping me with the South Wall issue and took some video with his Smart Phone.

He also has a YouTube account. I did a little editing of three of the several video clips he had recorded and then we're uploading the video to YouTube. We are going to a 10:30 pm Christmas Eve Service so it will probably be around midnight before I have links to all of them posted here.

First attempt to pull the wall up with the portable winch.

This was the pulling the wall back into position nicely but the ground-level pipe clamp lost its grip. I muted the expletive that I blurted out at the end of this video.

Second attempt to pull the wall up with the portable winch.

This worked pretty well. I moved my pipe clamp to the north man-door and was able to get a much better grip there. This location wasn't as perpendicular to the south wall as the first attempt but it held and seemed to work OK.

Post winch come-along pull.

This brought the rest of the south wall to a more vertical position but the section that had been pulled up by the winch was also continuing to move. As a result, I had to compromise and stop using the come-along before it was vertical again. However, after this work I thought I had the south wall stabilized. Then it was just a matter of waiting for the Framer to show up and let him do his thing.

AKdiesel,

Well spoken! Yeah that was a disappointment but - with everything now secured - I think we're still in the game.

Best regards,

I look forward to reading your updates each day and was sad to see the bad news. Given the obstacles, rain, setbacks, rain, bad luck and more rain... That's great attitude to have. Keep your chin up and have a safe and happy holidays.

Thanks for the encouragement... it is much appreciated.

Yesterday, building-wise, was a dark day. With the Lone Beech Garage's wall listing to one side under a low, grey overcast sky and the builder being hors de combat, I felt pretty alone there for a bit. My demeanor was not improved by the rain that was - at that point - gently falling from the sky (we've gotten 4-1/2 inches this week).

At 5 this morning I was awakened by a tremendous thunder clap. "That's probably the walls falling over", I thought as I returned to my sleep. Ha!

Now with the patient stabilized, I'm concerned about the long term effects of such a strain on the structure but I'll find out more about that when I return from visiting my folks next week. One of my brothers is a builder, I'll try to ask him his thoughts while home.

Best regards,

Scott

I hope El Niño sends fair weather your way. At least long enough to get a roof on the Beech.

Re: The Lone Beech Garage Build Thread (60x46)

Saturday - December 26, 2015

Last night we got another 6-tenths of an inch of rain. This morning, the sun was shining on the latest parade of horribles. I went out about 9 am to a hardware store to get some supplies to help restore the Youngstown cabinets I've been acquiring for storage in the Lone Beech Garage.

When I returned and entered the driveway to my home, I saw the following (see below).

I've been told that I've been very patient during this build. That ship may have sailed today.

However, I am frustrated by the inability to yell at somebody. I don't think it would be good form to scream profanities at a man in a hospital bed recovering from a heart attack.

I guess I could take it out on my wife's cats (...and, secretly I do think they are involved in this somehow. It is their nature to torment me) but that would probably only make my life more miserable when my spouse found out I'd engaged in some sort of psychological warfare with the felines of the house.

So I am thwarted in my ability to vent on somebody...

20151226-01.jpg 20151226-02.jpg

The north wall was suffering the same fate as the south wall had a couple of days ago.

20151226-03.jpg

The Tornado Shelter had more water in it than I would have thought possible. That's probably close to 6 feet of water. The good news is that I'm pretty sure that means it isn't (all) coming in from below. It's got to be coming in from above. Once we get the building under roof, I'm hoping we won't see any water in there again.

20151226-04.jpg 20151226-05.jpg

A couple of the Framers and a helper arrived to secure the north wall.

20151226-06.jpg

They braced the north wall and departed. I really didn't talk to them as I was afraid of what I might say.

20151226-07.jpg

The Cement Pond, ehhh Tornado Shelter, will take longer to fix.

While the framers were dealing with the wall issue, I decided to take advantage of the unseasonably warm weather and put another coat of paint on the Chain Hoist I-Beam. It may not have looked like it needed it in the pictures I posted after the first coat but it definitely needed another coat of paint.

I put down some protection for the center bay of the house garage and rolled the beam on to the paper.

20151226-11.jpg

My main concern was the humidity but that was within limits.

20151226-12.jpg 20151226-13.jpg

It didn't take long to put the second coat on.

I had considered putting a coat on the side that is still just primer. However, that would have meant flipping the beam over to paint that side. At some point I would have had to flip it over again to put the second coat on the original side I painted. All that sounded like a lot of extra work vs. putting a second coat on the painted sides.

Re: The Lone Beech Garage Build Thread (60x46)

Scott, you might want to cut the OSB out of all of the door and window openings if the trusses won't be going on for awhile. Might help keep them from breaking loose if you get more high wind situations. Might also try bracing diagonally at the top from the front and rear wall to the side walls with some spliced long 2x4's with a T post to support themselves in the center. Beams looking good. Mike

Mike,

I'm going to be out of town for a few days - visiting my folks at the Lone Beech Melon Farm a few miles south of Vincennes, IN.

Weather forecast at the building site for the first few days of the week is basically the same sort of dampness we've been experiencing this past week. Thursday and Friday looks like we may get some relief from the weather but the holidays take the delay-baton at that point and I expect progress to be minimal. Essentially, we're probably dead in the water until next year. Maybe I'll get a nice surprise when I return to Dixie in a few days and something positive will have occurred.

Thanks for the beam comment. When I get home I'll get that sucker on its back and finish that project - temp and humidity permitting.

Best regards,

Scott

C_F,

My wife sent me a text message this morning indicating that the walls were still vertical and there was no work being done at the building site.

She returned from a post-Christmas bargain hunting trip an hour ago and texted me that there was 1.6 inches in the rain gauge and it was still coming down.

It really has been something how much rain we've gotten the past couple of months. When we built our house 24 years ago, it was about the same time of the year and we had two months with no rain.

I guess it all averages out. Ha!

Scott

I'm still in Indiana; returning to Georgia tomorrow.

I checked it with my wife this evening; she let me know that there was 1.7 inches of rain in the rain gauge this morning. Surprisingly, she also indicated that workers were arriving on the building site as she left for work and were departing as she came home. Tomorrow is supposed to be decent weather until tomorrow night - another inch is expected.

Here's a picture she texted to me - highly compressed due to the methodology but still useful to see at least some of what was done today.

20151229-01.jpg

It appears that framing of the upper room's walls has begun. I also believe, due to the shadow under the upper room, that they have started putting a subfloor on the joists.

I returned to Georgia after a very nice 3-day visit to my parent's place in Indiana (the Lone Beech Melon Farm). It was about 10:30 pm and raining as I drove home from the airport.

Nothing had been accomplished on the building site since the activity of Tuesday. We got more rain on Tuesday night and - as noted above - Wednesday it was raining as I arrived back in Georgia. I keep track of the rain we get on the fridge calendar and we have gotten just a small fraction under 10 inches the last couple of weeks.

Good grief.

So when the sun popped out for a bit on Friday, December 31st, I walked around the building site and took note of what was accomplished on Tuesday, December 29th.

20151229-11.jpg 20151229-12.jpg

The OSB where the windows (and doors) will be had been removed.

20151229-13.jpg

The initial framing of the remaining wall between the bathroom and the woodshop was started.

20151229-14.jpg

These straps were added to the 2 tall garage doors ...but not the smaller garage doors.

20151229-15.jpg 20151229-16.jpg

The framing and floor for the Mezzanine (Upper Room) was started.

20151229-17.jpg

The upside on having all this warm weather and rain out the wazoo is that I'm getting started on my yard around the Lone Beech Garage.

Friday - January 1, 2016

The weather is forecast to clear off soon and to stay that way for most, if not all, of next week. The side effect of clear skies are more seasonable temperatures. Colder temperatures are anticipated and that might preclude getting any painting done. It's 43 degrees F outside but 61 degrees inside the attached garage. I bought another quart of Rustoleum and...

...this evening I got the Chain Hoist I-Beam on its back and put the first coat of Safety Yellow on the unpainted side.

Re: The Lone Beech Garage Build Thread (60x46)

Saturday - January 2, 2016

Despite today being a Saturday, a few things were accomplished.

20160102-01.jpg 20160102-02.jpg

The company I'm using to purchase & install my garage doors came by to measure the door openings to help insure a proper installation. Before they left the building site, I gave them a deposit of 30% to get all the materials ordered.

I decided to see about starting the process of cleaning up my $50 Craigslist Youngstown Kitchen Wall Cabinets that I got last week. I thought I'd try a Scotch Brite 33054 Bristle Disc & my 4-1/2 inch Angle Grinder to take the paint off one of the cabinets.

When Zoro had their 30% off Cyber Monday sale one of the items that I purchased was the Bristle Disc. They aren't cheap so I thought I'd take advantage of the sale to have one to try out. I had used the disc on the Chain Hoist I-Beam to attempt to remove mill scale - with mixed results. Here was a chance to see how it would do on several layers of paint.

20160102-03.jpg 20160102-04.jpg

20160102-05.jpg 20160102-06.jpg

Since there was a good chance that one, if not all, of the layers of paint on these cabinets was lead-based, I took the cabinet outside and wore a respirator with a particle filter. The Bristle Disc did a pretty good job but it was pretty much worn out after cleaning up the outside of this one, rather small, cabinet.

20160102-07.jpg

The flat outside of the cabinet would be ready for primer and paint but I still need to figure out how to deal with the paint on the inside plus any rust that might be present on the interior. There is also a recessed area on the back of the cabinet that I couldn't access with the angle grinder.

Any thoughts on prepping these areas for painting?

Scott

i don't know if there is anyplace close to you, but check into having them chemically dip stripped.
Big tanks that they put the whole thing in and let the chemicals do the work, like using paint stripper, but you don't have to brush it on etc, entire cars can and are done.

Do you have a compressor? Get a cheap sand blaster from harbor freight. Very effective at removing paint and leaves a nice profile for the paint to adhere too.

The paint you removed with the bristle disc looks like it left a very smooth surface and wouldn't allow the new paint to have any "tooth" for adhesion. If you get the sand blaster hit those areas with it also.

cat06,

I'll look into this. If it is effective, it would take care of the inside and the nooks and crannies I'm unable to easily get to with a mechanical abrasive.

hpw,

Taking a picture of a shiny object with a flash is problematic. There is a hint of a swirl pattern on most of the metal that paint was removed from.

I had thought about media blasting of some form but I was concerned about sheet metal & blasting. I had done some reading on the interweb and it seemed that blasting could cause problems for sheet metal.

Re: The Lone Beech Garage Build Thread (60x46)

My understanding is that grit/sand blasting can cause problems. Here in the UK, soda blasting is gaining popularity for removing paint from classic cars etc. as it doesn't inflict the same damage; the soda crystals basically explode on contact with the metal and that removes the paint. You can run on to glass or chrome trim without inflicting any damage, so less strip / prep work as well.

See:
Skip forward to the one minute mark where the soda blasting starts.

In your part of the world, Eastwood sell a soda blaster: http://www.eastwood.com/eastwood-soda-blaster-usa.html

yes, soda blasters do a pretty good job on paint-not so much on rust. a very good upside is the when done you and the rain can just wash it away, unlike sand blasting. hf has one and amazon has the identical one but with wheels. I bought the 40# one and it works well. you will need only about 80-90 #s pressure, but a lot of volume. good luck in the new year with everything.

How I would strip your cabinets. Aviation paint stripper and scrape off with plastic scraper. Probably take at least 2 coats. Wash with mineral spirits. Get a small pressure sand blaster and use it in all the corners you can not get with a scraper. It can warp the large flat surfaces if you keep on one spot to long due to heat. Then sand and paint.

Thanks to all for their thoughts regarding paint removal and rust removal for these cabinets. I'm going to continue to piddle with this small cabinet and I'll be trying various things to clean it up. I will report what worked and what didn't as I move forward.

Best regards,

Scott

Re: The Lone Beech Garage Build Thread (60x46)

Monday - January 4, 2016

As the sun came up this morning the temperature was right at freezing, it was clear & the air was moving in a stiff breeze. It's supposed to get down into the mid-20's here tonight.

The Builder has recovered enough from his heart attack to do some work flow coordination. He & I had an extensive email exchange last evening regarding my concerns with what had occurred to the framing over the holidays. I think we are on the same page that any concerns I have will be addressed before moving forward with lifting the trusses onto the Lone Beech Garage.

It was a bit of an odd morning. The Electrician and the Framers were on the building site around 8 am. The Framers indicated that they had been talking with an equipment rental business about needing a Telehandler (commonly called a Lull) soon. It seems that the rental business had penciled our need into their calendar until this morning when the rental business got a request for that piece of equipment for a month or more.

The Framers were pretty excited when I told them my brothers had one... that excitement faded when they learned that it was almost 500 miles away.

For whatever reason, not as much framing was done as I expected. This may have something to do with the lack of a Telehandler. The Framers asked me this morning if the Chain Hoist I-Beam was ready to be put into position. I indicated it needed one last coat of paint and I left the building site to attend to that.

The Electrician checked out the integrity of the conduit that was under the slab.

The Framers installed Joist Hangers for the Mezzanine floor joists.

The Framers installed bolts to attach the 2x12's to the 30-foot I-Beam. This beam will span the ceiling of the Woodshop and will hold up the south end of the Mezzanine.

The temperature in the attached garage was in the high 50's so I was able to get the final coat of Safety Yellow Rustoleum onto the Chain Hoist I-Beam.
