With Hardie products the nail heads can’t be set below (or into) the material. Only put the bottom of the head as low as the outside of the board/panel. Also, i think the spiral siding nails are recommended. I am not a pro at this work though.

garage is insulated. Rollup door is well insulated. I have maybe 4400 cubic feet of air volume. Would crack the rollup door on some days to pull in air. Same issue would apply whether fan was in stucco wall or the door, though.

If I had done that install I would have wanted to put a step flange on at the bottom before I put up the Hardie board. Step flange would both protect the edge to a degree and prevent water accumulation. I guess the OP could put some kind of perforated/ventilated channel along the bottom...

Closed cell foam. Sometimes shippers and sellers use it to pack items. Watertight product, but can be cut with knife, scissors, hot wire cutter, etc. Hot wire is best way to get thinner pieces.
