You did not tell us which walls are load bearing. The overhead situation with the second story, if applicable, or which side the roof rafters or trusses bear on make a big difference!

I never sell tools! Keep them all, and its a good idea to have a small tool box with essentials in the vehicles!

My Dad started teaching auto shop at a local high school in 1953, and did so for over 40 years. He has a very similar tool that I have probably borrowed and used 10 or so times in my life. (All on my old big block Mopars, except for a slant 6 pickup.....)

I used to build horse barns constructed in this manner. I use perforated vinyl soffitt panels (just like on a vinyl sided house) under the eaves, and a full length ridge vent. No trapped moisture or "raining" inside. The manufacturer of your metal roofing probably has ridge vent kits available.

Once he has taken over your property, you can lose it. Check on "Adverse possession" laws in your state.

In addition to the dimension of the toilet flange from the rear wall, keep in mind that the minimum allowable dimension from a side wall or vanity, etc. is 15" from the wall surface to the centerline of the toilet. (That's for us big guys so we dont get stuck.....):bounce:

I have never liked the idea of screwing the metal to just plywood. The metal roofing screws are 1-1/2' long for a reason. I would recommend the cross stripping with at least 1x4s on 2 foot centers.
