Nice progress. I am considering building next year. Can you provide an approximate out of pocket cost for DIY? Want to build something similar and want to see how much more hiring someone else to do it will cost?
Costs are going to vary for you based on location and whenever you decide to build. It looks like you might mostly avoid COVID lumber pricing.
I bought my lumber package in April and a few weeks ago prices had fallen to below what I paid. But having said that our local Home Depot only had a few sheets of plywood available when I needed one this weekend…
I have been calling in all my favours so that affects my pricing. I’ve had some timely help from a few good friends and others have been extending me very good pricing on material.
So far I have DIYed everything. Concrete I cut a deal with a friend and paid minimal for his expertise so he could tell me what to do while placing and then he ran the power trowel. Radiant heat I had a friend’s company design and supply my system, I ran the loops and they will finish the rest. Electric I will be working with a friend who extends his pricing to me without markup.
I haven’t decided on exterior finish but have left some budget for it. Interior will be drywall.
All in all I was hoping to be all done for under $40K CAD but it is looking like I will be closer to $10k over.
* note that I was able to justify a few tool purchases that aren’t on the shop budget because I’ll use them for my cabin build afterwards.
