What happened to the upstairs door on the plans, seems to have disappeared?

My Wife and I decided to change the plans a bit. In the foyer on the first leval, there was a closet, we got rid of the closet so that I could put a Frig. in its place in the garage. So we are going to put a closet at the top of the stairs on the second leval.

So, we got rid of the single door and the window and replaced it with the largest sliding glass door they make, with I think was a 6' wide door. That way when you open the slider up, it will be wide enough to be able to get furniture in it with no issues. To where a normal sliding door, it is hard to get anything though them.

I think it will turn out nice. So, the larger opening is where the sliding glass door will go, the next opening is the kitchen window and then the bathroom window.

Whats going on the outside of the upper level? Doesn't look like the usual OSB then homewrap?

They put OSB on all the ends and corners, and the rest with foam board. I think it is help with the insulation factor, plus it will be all brick, so I really don't need OSB all the way around. That is just how they do it,they did the same thing on my house.

Now if we can just get the guy out to bring the rest of the pea gravel and start back filling, we will be in business. My contractor has been trying to get a hold of the guy all week, but as of yesterday, he still has not heard back from him. I really need to get this thing back filled. I hate that there is a huge drop off all the way around this thing. If we get lucky, maybe he will be out today sometime.

Have you considered a set of French Doors rather than a slider? A little more secure, and you can open both sides for more access and better ventilation.

Yes we did, but every set of french doors that I have came in contact with in a home, seemed to leak to some extent and you could feel air coming though. Now maybe there are doors out there that are much better than what I have come in contact with, I really don't know.

The slider that I am putting in is the same that I have in my house and it seals very well. I never feel a draft in the winter, so that is why we ended up going that route.

We have a 5 ft wide sliding glass door to seperate the wood shop from the car area. When we need to move something big thru the door, we just remove the glass door panels. Not a big deal for the rare times we can not fit it thru 2.5 ft wide open door.

Today, the guys bust out the rest of the 2nd floor framing, that is going to be framed at this time. We are not finishing the upper leval, so that framing is going to wait, so just all the outside wall stuff is being framed for right now.

Now, what is happening next week...........

Monday is going to be a busy day, that is for sure. The roof trusses are going to be delivered, the landscaper is coming in to start on the Allen block wall. That in itself is going to be a very big task. They are taking down about 15ft of my current wall and moving it back so that they can get the curve right to line up at the end of the foundation wall. So he is going to have his crew there, 2 bobcats, and supplies dropped off.

Tuesday, they are finally going to have the rest of the pea gravel delivered, and the back filling will take place, and a rough grade will be done all arond the garage.

Wednesday, they are going to have the crain come to set the trusses on the second floor.

Then the next couple weeks, they will be working on finishing the roof trusses. They have a whole lot of stick building to do, since it is such a long front slope.

Of course, this all depends on the weather too, but I hope all goes well.

So there we go, another week down and a little more work finished.

True, we have an Anderson set, and initially it leaked a little, but they had it adjusted wrong. Ever since the Factory rep came out and adjusted it, no leaks, and they are secure. Our set exposed to the elements is an inward swing, the other set that opens on to a porch swings out and I like them better, but can't attest to their water seal, except when i power wash the porch, no water gets in.

When I do it again, I'll stick with the swing out style.

Yeah, I know where Ross is, not far from Tristate Dragway right? That is where I blew my motor at the first of this year:mad: Oh well, part of racing.


I used to be at Tristate, Edgewater, KilKare, Indy, etc all the time back when I drag raced my Mustang. What do you race?

Now that was fun watching and one FAST Grand Prix. The only thing I drag race now is My KTM 4 wheeler. If my neighbor had survived his Pro Mod crash in Indy two years ago he very well may have built his race track right here in our backyard that he had been pushing for.

Your build is lookingvery good so far and I'm anxious to see the progress by the end of next week.:beer:

Working day number 25, since ground breaking........................

There was a whole of lot of things happening today on the job site. We had the trusses dropped off, another load of lumber, and the landscapers were out to start thier project. So I had 4 guys on the garage and 2 guys on the retaining wall, and 1 guy on the bobcat from the landscape co. grading and digging out for the new part of the wall.

The bobcar guy, which is a great friend of mine, started by cleaning up the job site and getting the grade somewhat leval up to the garage. And since I had all the crushed 57 rock already there in my old parking area, he used it to grade in front of the all the garage doors.

As my freind was clenaing up a little with the shovel after being on the bobcat, he saw me with the camera, I told him to make it look like he is working or something and this is what I get:

BUT, The finished result of all of that hard work, is a nice base for the new concrete later on in the project............

We were also able to get some back filling done today was well on the short side of the garage. This is what that looks like.............

Now the 2 guys on the wall made some head way and got the old wall tore down to where the new will start to kick back more into the hillside. Boy, I am glad it is them and not me again. 85# a block AND filled with crushed 57 gravel, and a row of geo grid in there too, with 2 full block burred in the ground. No thank you, but they got it done though.

While waiting on the trusses to arrive, the guys reinforced the floor in certian areas on the I beam where there were load bearing walls just to give some extra strength to them.

Once the trusses arrived, they got them all up on the second floor and started preping them to start setting them tomorrow. They decided not to get a crain since they are kinda small and they have 4 guys to move them around. So for the most part, they got everything ready to go for first thing in the moring.

They also finished putting up the rest of the OSB on the dormer and putting the tyvek on too.

So, day 25 update. Tomorrow, they will get most of all the trusses set and then spend the next couple days stick building the front half of the trusses. The landscape guys hope to get the rest of the digging done and have the footer for that ready to go and start setting block.

On Weds, the pea gravel is FINALLY going to get here and the back filling will start all around the garage. I am sure it will look a WHOLE lot different once we start to get the grade where it needs to be.

No need for cracking the whip, My contractor and his crew is just doing a GREAT job at scheduling everything at just the right time, hard work, AND only having 2 days of rain in the past 25 working days. Not having any rain during a construction project is huge and really gets things moving.

I HOPE to be under roof here in the next week or so.

Working Day 26.............I figured I would count, now that so much has been done in such a short amount of time.

So today, the landscapers made some good head way, considering the huge amount of large rocks they had to dig out. They did get the foundation dug with the dence grade gravel in and compacted. Also, all the Allen Block was delivered as well.

We will start with the nice large rocks they pulled out of the hillside.

Now the garage.............They did a GREAT job today again. They got all the Trusess set by around 12 noon, and the rest of the day they got all the "Stick" part of the trusses ready to start setting tomorrow. Those parts will extend all the out to the front of the garage to finish it all out.

Now, tomorrow, Pea gravel and back filling will start, Builders are going to continue with the framing of the roof and hope to get some plywood on, and maybe get most of it up. Once they get all the plywood on the roofer is going to come over and tar paper the roof and start on the roof itself at some point in the next couple of days, if not the begining of next week.

The brick layer is out about 3 wks, so that is going to be a bit on that end. I hope that the landscapers will have most of the wall finished by the end of the week. They hope to have a couple of cources up by tomorrow night.

Thanks for the update. Mind me asking source and $ / block? I have to build a similar wall behind my garage. Like you, I have already built one (myself) using a 16" wide x 8" tall block from Lowe's. If I remember, it was about $5 per block.

The block came from a place called Reading Rock. I think they were around 5.40 a block or so, don't remember off the top of my head though, the price was in with the install price from the landscaper. When I first did my wall 4 yrs ago, they were 5.25 and my builder order them to get his discount.

I must say, it was one of the hardest jobs I have done here at my house. 85# per block will wear on you after 695 block:wtf:

How many sqft will the finished upstairs be?

Very nice, and coming along quickly! Just curious on one thing though... on the 2nd floor overhang off the gable end... It looks like that's a pretty good sized overhang built with 2x6, that's a lot of weight hanging out there. Why didn't they lay the extensions flat, notched the gable truss and run the 2x6 back, and end-nail to the second truss? I realize the sheathing will carry out to the edge of the overhang and help support it, but it's still a lot of weight.

But then again, I'm not sure what the exterior will be finished off with, maybe external, decorative gussets?

Not trying to pick it apart or anything, but most all gable overhangs I've done, or seen were built like I explained. Just curious.

By the way, mother-nature is really cooperating with the project... keep us posted!:thumbup:

Yeah, I am looking forward to seeing it all finished, even though there is still a TON of work that need to be done. If we can get under roof ASAP, then we will be good, because there is plenty to do inside still.

When ever I get around to finishing the upstairs, when ever that will be, should be a little under 1200 sqft, I THINK. I will have to pull the plans and add it all up, but I think it is close to that.

You are not picking it apart. Those 2x12 are cut so they sit on the front edge of the second floor and then they are tying them in to the trusess they just set. It is just a extesion of the trusses on either side of the gabel. The over hang is only going to be about 12" or so, not that big.

Hope that answers your question. The header that is over the garage doors and in between the doors is unbelievable with a whole lot of 2 x 4 nailed together. I will try and get some pics of all that tonight when I get home.

can i ask how yards of concrete were poured? all in, slab, walls, footings and site work under footings?

I think I fingured up that it was close to 340 yrds. I posted it a couple a pages back once the floor was poured.

Gonna have a nice rockery/garden feature with all that rock they pulled out.

A freind of mine is going to talke them. There is PLENTY of those laying around. I have a pile 3x that size sitting on the other side of my property that I pulled out of my yard when we build the house.

The shop is moving along pretty fast. It looks great. The up stairs will be a nice place for your boy when he's grown.

Thanks. I think it will make a nice little space for him or who ever ends up there. Heck, if he gets out on his own, I may turn it into a game rm of some kind. Or just make it a game rm and us it like that for the next 10 or 12 yrs. But it IS ALL HIS though.

These are some of the best guys I have ever worked with. They know what they are doing, how to do it and how to schedule to make things happen right on time. I would never use anyone else, great group of guys, that is for sure!!!!:thumbup:

I think thrilled is a under statement. If the weather keeps up like this, I should be in by the end of Oct or first of Nov.:)

The plans for the inside of the garage are too frame the whole thing and sheetrock everything. That way it gives it more of a finished looked and will help with the insulation factor. (All the walls in the garage will be insulated)

Yeah, I went against the polish floor, it was going to be over $3 a sqft, and for that I could put down racedecking, which I may do is some spots. So, right now I just have the normal sealer concrete guys put down, but they put it down heavy.

The bad news, which I have yet disclose, is that, when they poured the floor, I think they let it "get away from them". Meaning, it set up too fast for them to properly float it and even it out. I have several spots in the floor with waves in it that hold water, and I must say, I am not real happy about it, BUT, the concrete owner and I have talk about this several times, and he is going to "Make it Right". Looks like I may be getting some free flat work done when I go to pour my apron out front. I don't want him to grind it flat, because then they will more than likely get in to the rock in the concrete. That will look even worse. It is not like I plan on washing my car all the time, but I have to live it, at least for now. I still have not decided on what to ask for, for his screw up.

Like I said before, I may just put down racedeck in the center bay for now and as money allows, finish off the rest of the garage. Doing over 1600 sqft right off the bat my be a little hard at the end of this build.

They worked on the rest of the stick building of the front part of the trusses, and a little more back filling, the rest will be finished tomorrow or Friday, MAYBE. The Landscaper is working on the wall that will **** up against the foundation wall, so it is all about timing on when the rest of the pea gravel will be put in and that side wall back filled.

The Landscapers got some block layed down, and now they are just figuring out how to tie it into the footer of the garage and getting all of that hammer out.

It's possibly my favourite build thread on here and that's quite an achievement when you look at some of the palaces being built. :bowdown:

Thanks for you comments Buzz, I love reading them. If you feel like posting but are out of words, just type jiberish, :headscrat and I will know what you mean.

We did get a little bit of rain last night, and there is some more on the way, but it should only be scatters though. I just called the house and EVERYONE is out there working. I think I may get plywood on the roof today and get more of the retaining wall done. Come on plywood..................

My contractor said that once they finish up the plywood on the roof, the roofer will be out the next day to put down tar paper and put down singles!!! If we get under roof, we are golden to keep on keeping on, no matter what the weather is:thumbup::thumbup:
