Did you try Deans? The people in this thread said Deans was good and is in the Tampa area? I think I found a good erector and he threw out a $3-$4 price per sq ft so I am hopeful he is reasonable. I was told March 9th for the building arrival. That will give me plenty of time to sort out the utilities, the termite pre-treat, and the slab. I met with one concrete contractor and he advised doing the slab for my building - not the driveway / parking area on the north side yet and letting the building get put up and then finish the rest. Probably not a terrible idea.

No didnt try Deans, but will contact them. Their website quote process is VERY thorough.

$3-4 per sq ft sounds good to me. Hope things move along as you hope.

Well guys I can't recommend anyone use Buck Steel. We seem to argue over the cost of erection and the validity. Essentially they provided a quote and then said it wasn't valid since I didn't have 20' clear. I have argued with Brian Buck (the owner) himself. They said they couldn't honor the price because of the 20'. He argued I wasn't living up to what I said. So I called their bluff last night and said I will clear out all the bushes and everything and give you clear 20'. Well guess what? They aren't going to honor their price. They have told me:

"he original estimate for erecting is no longer valid as the erector has had a price increase in the new year along with your limited clearance increase. We have no control over his price increase and do not profit for coordinating this service on your behalf. The price for the building erection is $24,000 which does not include crane fees if needed. Also, please be aware at this point they do not have any availability in the schedule until late April / May."

At this point I don't care about the schedule and that is their threat. I basically responded with "You told me this was a solid price" I even forwarded it back and requested a contract and that was the response i received.

She wrote back:

"Once again, we have no control over the erectors pricing. The price was valid at the time the erector quoted it. However there has since been a price increase in labor, insurance, equipment and lodging. It is quite obvious that we cannot work together on the erecting therefore we are going to bow out of facilitating the erecting for you. I am confident you can find a local erector to satisfy your needs."

My response was yeah we can't work together but you just saddled me with a 30% increase that I am not interested in paying nor can pay. Why should I be stuck holding the bag. I continuously call this bait and switch which I don't know how it can't be. Before it was one excuse but when they took it out to bid they see it was ALL wrong. I can't get anyone to do the job for less ($1100 less) but not significant enough. Given what is going on I am going to have to bite the bullet and then sue them for the difference I guess?

Lastly in my initial conversations with the company I was told they don't do red iron anymore - they use the grey primer. The grey is far more attractive I hate the red iron look. Anyway I received an updated front page (and previous front pages said it) but it shows Red Oxide. Folks I can't tell you anything other than it has been one disappointment after another and I haven't received my building yet. Its funny I went through every single detail with a fine tooth comb but didn't see or ask about the color of the framing beyond earlier conversations. Today I find out its what I don't want. I mean I asked and was quoted Rod bracing 100 times and the final contract came and I glossed over it and signed to later find out it was cable bracing. I can't tell you enough times but this is a huge disappointment. For nearly $44k I couldn't have had a more miserable experience - AND its not even here yet! I can only imagine what I will see / get once it arrives. Can you imagine any problem I have post delivery will be taken care of by Buck Steel? I certainly can't....

So sorry to hear about your experience with Buck steel Heff. I have noticed another building supplier (Heritage) that also noted something about 20' away from any building etc. I didn't know what the problem is with 20'?!?!
The more I read about the practices of these steel building suppliers the more I am leaning toward putting up a pole building myself.

Yeah it ***** big time. I was talking to the guy who has the lowest price locally for the erection ($22,900) and he said that he is putting up a building from another company and he said its short on screws and siding. I just hope that nothing is missing from this package because its very ugly. He also informed me that the buildings he sells doesn't have a price increase for red oxide vs grey primer. I know this will be yet another argument (which it has become and I specifically asked where in the contract it states red vs grey). Its not in there. I get "its standard" of course they do concede the mezzanine joists are grey primer. My suggestion in retrospect is to hire one company to do the entire package - however there isn't some decent checklist that makes sure everything is 100% what you want...

For reference I require 12'. Metal building companies hate mezzanines. They have to outsource the beams and joists. Is it possible to delete the mezzanine and build it later?

I don't think I Have a lot of flexibility but the mezzanine doesn't seem like the big problem. The problem is the color of the steel which the mezzanine is correct. The structural steel for the rest is wrong.

Today I added the plumbing plan because I am going to rough in pre concrete pour. My concrete guy started today and he moves FAST. He was planning on having his pest guy spray tomorrow and then pour on friday - but I need to get the plumbing in and its going to take 5 days for the county to approve. My plumber is looking at the job tomorrow.

We started forming up and fortunately my guys doing the forming had a backhoe so we had them dig most of the trench with the machine. It is much faster - even in our sandy soil down here. Here is part of the trench:

I started moving my images since dropbox is dumping their public folders and most of these images will eventually stop working :(

I ran a 2" for line voltage (we are installing a 42 position panel) split phase and the other 2" line is for low voltage. Network, cameras and other low voltage stuff (I am a low voltage junkie).

We are also going to put the water line feeding the building in to the same trench. Interestingly enough that is legal but I guess its not much different than if it rains.

Well The plot thickens! I just got an email from one of the people who quoted me $24k for the installation of the building saying he is going to not do the job. He said he sent the plans to his dad and he said he missed a bunch of stuff and there is no way he can do it for that price. I am just baffled how horrible the group of people I am dealing with is! I did ask him for an insurance cert which he couldn't get to me and it has been several days. I guess either he doesn't have insurance, or I scared him off before I officially hired him. This is very concerning all around. I am back talking to the guy who's bid was a bit lower - but I need to get his insurance which I only got workers comp as of now.

In other news I talked to the county today and "Vito" told me I can bury parts of my conduit so I can put things back together. He told me to put these tubes so they can drop the tape measure and see how deep the trench is. Given just how ugly my sidewalk is I needed to close this up so I can clean it back up!

Guys I can't find anyone to erect my building. The guys down here are flakes and I added up what i own on the building and what it would cost to have the building erected (currently 28k + 16k). Talking to my concrete contractor he thinks I could build the building for less with block! So I am marketing the building and I can build it from block and have it done before the metal building ever gets here. Its totally crazy but I found a fair concrete contractor who will do good work and actually show up and charge a reasonable price.

I reached out to all the guys who quoted the install to see if they had interest. If anyone here has interest and maybe can get decent rates for erection it might be worth it to them. I seem to be in a market where the erection guys are either overpaid, overpay their employees or are just greedy SOB's. Anyway I think I can put it together, get a block building. The only thing is that the roof would be asphalt shingles instead of metal but I am ok with that...

Well yesterday was a big day! We do our slab / foundation! I think everything went smoothly. I haven't done anything like this in the past so I found it very interesting what i learned. The forms were pulled off same day! It was crazy I didn't realize that 6" of concrete would firm up that quick! We watered everything down last night and it looks great! It is a huge milestone in getting this building done. I will post pictures in a follow up.

That is an excellent question! I don't know! If I can sell the metal building I haven't yet received for a reasonable price I will probably transition to the block building. I can do something thing that I wanted to do with the metal building but didn't have the flexibility like make the second story taller and more usable.

Looking good.

What are you doing for permits? Are you permitted for the steel building? I ask for the engineering for the slab. There might be a difference between block and steel in the footing calculations.

You are probably over engineered and can use block no problem...but not sure what hoops the county will make you jump through to change it up.

As long as the pre pour inspection was passed and the spec on the plan is good for block me personally would try for block if you can sell that building. There are pros and cons to each...but here in Florida there is just something about a poured block building makes me sleep better with rain water damage, hurricane proofing etc.

We over enginneered the footers to be like 24x24 normally 20x24. They are beefy and I am only permitted for a steel building. If I change to block I will have to go back and file a revision. I don't know whats going to happen but I reached out to all the people who gave me quotes for erecting the building and asked them if they were interested or knew anyone interested.

The benefit of a metal building is the speed to getting it done and the lack of cost to get it put up. At this rate my contractor agrees he could have had the building completed by now and he's a great partner to work with that if I had really figured it out earlier I should have gone 'conventional" florida construction.

If you don't have a reasonable / good concrete guy then its a different ball of wax. Also the erection teams in other parts of the state or country might be more reasonable. I think the 18" soffits I included on all of the roof lines add a lot of labor to the project as well.

Sounds good. Hope you can find the steel guy and Buck deliver...at this point you cheapest out.

I did a 32x32 12 ft walls back in April here in Orlando...Concrete work was 13k took a week from footer to top of wall ready for truss.

that was slab, walls 2 garage door openings one man door opening.

all in for $31k 32x32x12 with 2 12x10 insulated doors, jackshaft openers, man door, stucco, traditional frame hip roof (crazy ceiling height) , asphalt roof, painted, insulated spray foam roof.

i did electrical myself so i am about $1500 on the electric with exposed emt

How did you treat the block on the outside? No stucco? Just curious. That price sounds really cheap. my three doors alone were 10k with openers (2 x 16x10's (roll ups) and 1-14x14 sectional insulated) The roll ups had motors on the side and the 14x14 had a traditional opener since I didn't have enough room for a high lift.

I have 21k in my slab (my building is 40x60). We figure the walls will be another 15k and the roof another 17k asphalt shingles. I had about 10k in stucco and 4k in paint. Not including man doors, windows I already ordered mezzanine which will probably be concrete with my contractor and I didn't budge the wood for the floor of the metal one. There are some other things I am sure I am forgetting along with the engineering / plans I will need drawn up. Hopefully it will work out better and not be too far off from the 16k + 23k I still have to pay to put up this building.

it is Stucco on the outside....my stucco bill was $2500.00. 2 Doors and openers were $4100 , Roof,Shinges and spray foam make up the other 10k. Keep in mind that doesn't include interior ceiling or finishes. No Mechanical like A/C. I have since added that stuff but the finished shell was at the 31K mark for 1024 sqft

Hey all! The building is being delivered Thursday unless someone buys it between now and then! I have put it on Ebay - Craigslist - and I talked to a building broker to see if anyone is interested. Also I am telling just about anyone I know if they are interested. Otherwise I am pretty excited about it! I have been working with the county on a few things. I roughed in the bathroom and since my plans didn't match my rough in I had to resubmit a revision. While I was doing that I figured out that I can officially tie in to my septic system without having to replace the entire darn thing so thats a big plus however I might have to replace the septic because it may be failing. We found out over the time I last posted and recently that the pipe running to an addition put on this house by a previous owner had a belly in it and wasn't draining. Turns out when I landscaped the guys plopped a double foxtail palm on it and since then it has been getting larger and pushing down on the pipe. We cut the corner and put a couple 45's in and it appears much better. While we did that we added a clean out and a Y for the building to eventually tie in! Very cool and forward thinking. I will post a pic of that fix up below.

I can't believe it but I didn't take any pics of the septic repair - shame on me. I did receive my exhaust system I ordered from a great company out of Tampa. Stan Weaver and Company. Very good guys the guy looked at my plans and had helped me spec out a unit. It of course showed up before my building :)

The unit is inside but will be on the west wall. It has a gravity damper to keep stuff out and today would have made a beautiful day to run it. It is cool and dry here. Too bad the building isn't up.

Hey guys I am sorry I didn't realized how behind I have been on posting just about everything! I went through the pics real quick. This is about the electrical service. I had a meter on the side of the house and it fed the house. In order to add the building to this service we had to install a Meter / Main Combo. The way it works is that the power company never has to upgrade their wire size leading to the house or the meter because rules basically don't apply to them. So we put a big honking box on the side of the house that has the meter on one side and slots for breakers on the other. One breaker 200 amps is running to the house and a second 200 amp breaker will feed the pipe running to the building. While we had the trench open feeding the building we put 2 - 2" pipes in. One is for line voltage - the building will have split phase 200 amp service if that wasn't clear and then a low voltage pipe for network and whatever else might be needed (I am sure I will fill it up I always do I am a low voltage junky).

FPL (Florida Power and Light) had to disconnect the service. When they opened up the handhole at the bottom of the pole they discovered quite a mess that the previous guys had left. They didn't use the proper size boots for waterproofing the connections and since this is underground and it is a swamp it is wet. The tech thought he was a hero and said in a couple years it would have broken down entirely but I was happy that he fixed it up and re-booted everything and hopefully it will last at least another 10 years and perhaps I will have higher and more consistent voltage :) Computer already seems faster - JK

Well the day is here! The building has arrived. This is where it gets interesting! I posed a time lapse on youtube from yesterday link here:


The building took quite some time to get offloaded we finished around 12:30 after the truck arrived at 8:30. The manufacturer (who is Hornet Building so next time just order from them not Buck) put the building on a 53 foot long trailer so there was no way it was getting in my driveway.

All the verticals are up and on the far wall a portion of the horizontal mains are up. I will try to get a better pic of this. I thought it went real fast. The truck was unloaded by about 1 when the truck showed up around 8:30 so about 3.5 hours and the truck driver was getting antsy...

Heff, I'm sorry you had such a bad experience with buck. They just recently (end of Jan) completed my 30x41x14 here in west palm beach and I really have zero complaints. No surprises, no hidden fees, no 30% increase... they kept to the quote. They even included the 170mph wind loaded doors (3) in the quote, and they were also included in the erection price. Buck tried to get me with the 20' rule as well. It turns out that on one side i was short but they (the erectors) worked with me on it. The erectors took 6 days to complete my project, from unloading the truck to sweeping off the slab. I got to page 5 on this thread, and was going to forward you their information, since we are pretty close. They're out of Okeechobee county. Im glad to see you got your project underway.

So I was taking out the garbage this morning and the rental company showed up so I was able to open the gate for him. Turns out one of the skylifts doesn't move in the up position. I went out there to take a picture of the horizontals I referred to yesterday. I believe this is the height of the mezzanine. Looks about right. You can see its going to be tight on the sides but it should be useful overhead storage.
