We had a cold spell coming so I got the osb on the outside of the front and back of the house!!
Then prepped the bottom sill for the windows...
The homeflash stuff has foam under it that slopes to the front of the sill... The blue stuff is envelope sealant, Blue goo!!
I still have to seal the top and sides of the front windows when it warms up a bit...

This is what I am dealing with inside, I have to figure out how to fix the floor...
The new addition floor is higher than the existing floor... The old floor also has some humps, dips, and good squeaks...
Since the house is only 24x24, I am thinking about cutting the old floorboards along the walls, ripping them up, then glue and screw 2x6's to the joists to raise and level the floor to be the same height as the addition...
I think that is the proper way to fix the problem??

Work has been pretty busy, so I haven't had a lot of time for renos... Second story should be going up soon though... Just waiting on my Uncle and Cousins timing to be able to come up...
I did add another hose reel for painting and the blast cabinet... I had enough parts from the initial install to do it!!

How big is the door on the back of your garage? I am about to start construction of a new garage and am seriously considering adding a door to the rear side to be able to access the yard just like you did. Your attention to detail is amazing, love the underside of the Shelby!

The rear door is 8 feet high and 9 feet wide... I love it!! The access to the backyard is awesome to have... I made an outdoor wash bay, can pull my truck or back a trailer in for loading and unloading stuff... I leave it open when I am in the garage, and keep the sketchy alley door closed, or just open a foot or two for great airflow!!
If you can do it, go for it, you won't be sorry!!
But then you will need to start another thread and do it all again..
I CAN'T WAIT.!!!!!!!!

I really need a bigger shop, I am so jammed in my 24x24... I have my lift and my trailer at our Office building garage, and really want everything in one spot!! I would really like to have a paint booth too...
Now that I have most of the tools, I would like to do a few ground up resto's on some cars and trucks...

Fantastic thread; you definitely have an eye for detail. Does that beautiful Shelby ever get driven? House reno is very nice. Will you be able to get your money out of it in that neighborhood when you sell it? Thanks for sharing and keep those pics coming, please!
Thank you!! The Beast gets driven as much as possible in the summer, she just turned over 100,000 Km on a road trip yesterday!!
When the addition is all done I will have about 225K total into the house, garage, and property... That includes original purchase price!! Should be able to get between 350 and 400K for it!!
Talked to the next door neighbors about their property... They are moving next spring and offered it to me before they list it... The house and garage would need to be torn down and rebuilt, but is livable for now to rent out... The price offered was fair enough for me to think about...
With my zoning rules, I could build a two story rental property with a separate basement suite for rental income... I would build another garage for my use too, hopefully it could be a bit bigger than mine!! If I wanted too, I could also put a rental suite above the garage... 3 rentals and a garage for me on one property!!!

Had enough black paint for the front ones, but had to paint the backyard ones white!!
Removed the temp wall I had up since I removed the old front porch last year!!
Makes the place look a bit bigger... The plans call for a small coat closet to the left of the door...
Door handle, and deadbolt in,
Abloy locks that are keyed the same as our office, so I only need to carry one key!!
I have to do some adjusting and shimming because the door latch and deadbolt are just under an 1/8 of an inch lower than the plate...
The door frame is installed straight everywhere... It wasn't the most expensive door in the world so I guess some tweaking is to be expected!!
I ordered some construction grade stairs today, they should be here in about a week... The Hvac and plumbing guy is coming next week to get all that done...
Once the stairs are in I can get the framing inspected... Everything is being done to or above code, permits pulled for all work, all inspections will be completed!! It's a pita, but will be worth it to sleep good at night and also if I do decide to sell...

I was looking at the 2x8 ledger I had against the joists and was thinking it should really be 2x10...
So, I swapped it while there was only a couple screws holding it up...
Hangers glued and nailed in...

Next area to deal with, this concrete is broken right off along the paint line,

This is where the doorway was cut out for the addition,
I glued and tapcon'd a 16 foot 2x4 across the old opening, and braced it in place...
Much more stable and solid now!! No creaks!!
Building new, is so much faster than messing around fixing old stuff!!

They had this 1x6 kind of nailed against the joists,
So this happened, no wonder the floor squeaked,
I straightened and braced them best I could,
Then put a 2x8 ledger in that is leveled to the height of the floor,
Screwed and glued,
I was going to screw and glue 2x4's to the joists to bring them up to the new floor height, but decided to sister some of the joists with 2x8's also... This will be a high traffic area...
To sister 2x8's I had to temporary reroute some wires, (one step forward, two steps back)
I will just work around these,
There was an old aluminum cable running from the breaker box to the furnace, I pulled it right out and replaced it with copper... The electricians can clean all that up later,
I got a good jolt when I had the wrong breaker turned off and grabbed a live wire!!
