I'm going to salt etch the floors to open up the pores. Then I'll use a water based stain for color. Lastly I’ll protect it with a single part polyurea called Nohr-S. Its all DIY and gives me the best protection at my low price point compared to other alternatives. Legacy Industrial sells the kits. Thanks. I came up for air and realized that a month had passed since I last posted. GJ hasn't gotten rid of me yet so I'll stick around and learn a little, share my struggles, and victory's.Welcome back to posting. Enjoyed the updates. I just looked at your thread the other day when I thought, he hasnt posted in a while.

I made the tough decision not to enclose the loft. So the theater sound stage has gone out the window but is not forgotten. When I drew up the enclosed theater it took away alot of space and made the inner building look like a 2 story doll house inside a childs toy box. I'm still after a media space and will use directional speakers and whatever acoustic treatments I can to manage the sound. My first thought like you mentioned is the brightness of the highs with the metal. The flooring is LVP with soundproofing underlayment. The walls in the loft are solid mahogany 3/4“, glued and nailed to OSB over horizontal bookshelf girts for studs. The walls and ceiling are also insulated with Rockwool mineral wool. They have higher sound absorption than fiberglass or spray foam. Honestly, I’ll take any good advice I can find. It will be a 5.2.4 system so 12” thx certified subs x2, and Tower speakers for the Left, right and rear.Everything looks great so far. I love the dark aesthetic and you are planning on using Atmos. Makes a noticeable difference for stuff sampled for it.
is the loft theater area going to be enclosed? If so are you going to handle echo acoustics? The floor and ceiling is going to make it a bright sounding space.
