How’s your electrical transformer pit doing? Did it dry out enough to complete the work?

I thought that I'd catch y'all up to current on this project. It's been a rocky month and a half filled with setbacks, redo's and even letting a sub know that they are no longer welcome on the premises.

I'll start with the 48" door install. That should be simple right.

In theory you would be correct. In reality a former employee of the contractor had not framed the opening correctly and also the hinges that came with the new custom door were bent in transit. That resulted in a 3 day task to install this door. The sewage rolls down hill from this point.
Speaking of sewage. A subcontractor was hired to install the side sewer from the garage and terminate it into my existing septic system.

The run came out to 130 linear feet. Put a bookmark on that part of the install. We'll come back to that later.

With the side sewer being installed the contractor covered up half of the pipe so I could get the original permit for the pole building structure finaled. The toilet room concrete was poured along with an outside pad for the condenser and a pad for the generator.

The last step to getting the final permit was amending any soil that was disturbed and putting splash blocks down under the gutters. Or so I thought. I ordered pit run, 1 1/4 minus rock, weed barrier, and hog fuel to put around the garage and also decided to make a path at the property boundary between one of the neighbors and myself for a future fence.

I of course got some help from the 6yr old foreman

The inspector came out and said that I had to get a new covenant notarized and recorded that I wouldn't disturb anymore of the forested area of MY property without replacing it with native vegetation. I Have every intention of complying with this new covenant😉. So I got a permit extension and have to get that taken care of. In the meantime I rented a skid steer and did some "trail maintenance". I also knocked down the 16ft pile of duff, roots, and dried out muck that was scraped off to make the original pad. It had surprisingly composted the organic matter very well and I intend on planting some fruit trees there at the wife's request. I squashed and poisoned a few buried yellow jacket nests along the way. I have a severe disdain for those organic explosive devices.

The wife left me alone with the foreman for a few days while she went out of town for work.

I bought a small container shed and bedazzled it with heat resistant soundproofing, a 6 inch intake fan, and a 12 inch exhaust fan. The result is a generator shed for the garage that houses a 17KW electric start Generac and knocks the exterior sound to 70 decibels under full load when the doors are closed. I used a free phone app for the meter readings before and after so not an accurate measurement but nonetheless a great improvement.

The inside plumbers also stopped by and finished installing the studor vent for the utility sink and toilet room.

At this point most of the liner panel was on the walls and ceiling. The contractor then started on the flooring. The walls were sheathed with OSB and I chose distressed real hardwood flooring to go on the back wall. Nailed and glued.

LVP floating flooring will be installed in the loft.

Oh and remember that side sewer install that was complete and halfway buried?
D50B9307-A599-4815-AB5E-A5E8A4793624.jpeg
The installer said that I needed a sewage pump to get the last 30 feet to the septic tank because it was flat with no fall. He said he would put one in for me. After 3 weeks of waiting I decided to get a second opinion from a plumber that I have personally used before and trust. He unfortunately lives about 2 hrs away but called me and had me take some measurements and send some pics. That's when we discovered the real problem with the install. The plumber had installed 3" pipe from the garage to the intercept at the house. Code calls for 4" pipe. I did not need a sewage pump. The rate of fall was fine. It was a 1/4 inch per foot at the last 30 foot. If anything the fall rate was too steep back towards the garage. I told the GC about the error and said that the side sewer installer was no longer allowed on my property. He had wasted months of my time and installed the wrong size pipe. He is licensed but was doing this as a side job off the books from his employer. The GC was very apologetic and will dig up the pipe and pay for my plumber to come out and reinstall the entire section.

While the sewer trench was open I put in 1 1/2 inch conduit from the main house to the garage and ran CAT 6A. I ended up pulling it all out and replacing it with 2 single mode fiber cables. The fact that both structures will have separate grounds and separate sources of potential led me to change from twisted wire to fiber. Lightning strikes aren't common in my part of Washington but I prefer to compartmentalize potential damage whenever I can. The cost difference was an extra $80 for the 10GB tranceivers that get inserted at each switch end. The cable size is also a smaller diameter which makes for an easier pull with lube. Buying preterminated cables also helps vs terminating myself which I admittedly have not learned how to do.

Here's a wide shot of the garage. I hadn't taken one in a while showing the progress and jobsite.

And here are a couple of close up pics of where the wood wall meets the liner panel and brick panels.

My current projection is that the GC will be done mid October. By that time I hope the weather is still warm enough for me to stain the floor. The storm shelter addition has been put on hold for now due to time and unexpected cost runup of the project. I sold the Porsche Panamera GTS to finish funding the project.

I'm also thinking about having my 6yr old foreman help me put in a climbing wall in the back section and turn it into an indoor gym. We won't be able to get the camping trailer for a few years so why not make use of the space while we wait. Here's a rendering I made.

So here is where progress on the Empty Cup stands.
  • Electricians come back this week to install the remaining circuit breakers, and the manual throw over switch for the generator. They will also install the remaining can lights, light switches, and ceiling fan.
  • The low height wall in the loft is going to become a wood wall also, instead of liner panel as was originally specified.
  • 3 garage door openers need to be installed
  • Once the 3 garage openers are installed the liner panels will go up around the garage doors.
  • The outdoor plumbing sub will reinstall all of the side sewer
  • The indoor plumbing sub needs to install the fancy powered toilet, utility sink, and pressure washer setup.
  • HVAC needs to finish the install of the outdoor unit and test the entire HVAC system
  • Trim work needs to be put in in-between the rafters to hide the insulation
  • Loft floor trim work where it meets the brick wall.
  • Finish the brick wall panel and caulk the seams
  • Install the floating stairs and railing around the loft
  • Final inspection ordered
  • Concrete floor stained
  • Any remaining gremlins need to be found and exorcised with extreme prejudice

@Blackbyrd I've tried not to check on the progress of my build either for fear that nothing was done or worse, backwards progress😆. I'm excited to get in there. I just bought a new high capacity performance radiator and transmission cooler from Mishimoto for the Raptor. The projects are stacking up. There's no more space on the kitchen table and my wife is running out of patience .

I have felt that pain! You will get there though and it will be worth the wait!

Last year was really when I felt like I had my space like I wanted it, and I've spent more time in the shop this year then I have the previous 8 years I've been in this house.

It will be worth it, new challenges sure but worth it. For me once I got the new box I got a bit overwhelmed trying to put everything in a place

Well I thought I’d be along much further by now but I’m not. That’s my Yeti coffee cup at work. I couldn’t wait for the entire pot to finish brewing so I filled my cup and then hot swapped it with the pot. The days are blurring together and its difficult to tell where one ends and the next one begins. I‘m reminded of one of my favorite Wintson Churchill quotes, “if you’re going through hell, keep going.”

The breaker panel is finished and the lights are on. The canned lights in the loft are on 3 different switches to handle different lighting schemes. There are 3 way switches in the loft so I can operate the main high bays from the top of the stairs or the entrance also.

the paint correction lights bring the detailing area up to about 200 lumen/sq ft when I need the accuracy. They won’t be used as often as the main high bays.

The HVLS, high volume low speed fan, is installed. On low it moves 9000CFM for an air change rate of 12 per hour. On high I get 31,000 cfm. This is gonna help greatly with humidity control, air quality, and the efficiency of the hybrid ductless system.

Speaking of ductless, the outdoor condensing unit is installed as well. It’ 36K BtU’s

Looks Great! Loving the ceiling................. I am glad to see I am not the only one with cracks in my new concrete in the shop :ROFLMAO:
Haha! If you can’t beat ‘em, join ‘em. Thanks Scott. The ceiling turned out better than I thought. I’ve got plans to turn the concrete cracks into accent features once I get the floor protected. Im hoping it looks as good as I think it will.

I actually feel better seeing yours. But like they say it's not if, it's when it will crack. What are your plans for the floor. I have been looking at different options.

Here’s the ducted portion of the hybrid system that handles the air exchange inside the inner shop. It has a traditional air filter and is more capable of handling the dust and air debris than the cassettes on the wall. The water heater is placed but not fully hooked up yet. That will provide heated water to the pressure washer and the utility sink.

In this pic the hardwood flooring is installed on the low wall to match the back wall and create a dark and industrial kind of feel. Hardwood flooring turned out to be much cheaper than the shiplap I was looking at. I‘ve also mounted the ceiling Atmos speakers for the surround sound system. I used 4 wedge speakers with swivel mounts to handle the different angles of the roof. I’ll hook them up and direct them properly once I get the rest of the audio upstairs.

I'm going to salt etch the floors to open up the pores. Then I'll use a water based stain for color. Lastly I’ll protect it with a single part polyurea called Nohr-S. Its all DIY and gives me the best protection at my low price point compared to other alternatives. Legacy Industrial sells the kits. They are GJ members and have been very helpful with answering questions. Here’s a link to their site. https://www.legacyindustrial.co/
The hellfire coating and Nohr-S seem to stand up well to oil and other chemical spills. And if I can save money and confidently apply it myself that‘s a win-win.

Thanks! I could not remember you talking about the floor. Totally understand about budget friendly, some of the options I have been looking at are way too much money. Thanks for the link I will definitely check them out.

Looks like you've been busy. Coming along nicely!

BTW, I used to do a bit of power scheduling on OATI.
Oh nice! They were giving out free Yeti cups so I grabbed one.
I've got a few more updates that I'll release later tonight. It's been busy and frustrating but also rewarding.

This build has taken so long that I can't remember a lot of early details either. You already have your lift installed and are organizing your stuff. I'm still waiting for that day to come. Next time, I'm building in your neck of the woods 😆
🤣 I was just thinking looking at your build it is going to be so easy doing your floor with an empty building. After reviewing @LegacyIndustrial this is definitely what I am going to do! 👍

Everything looks great so far. I love the dark aesthetic and you are planning on using Atmos. Makes a noticeable difference for stuff sampled for it.

is the loft theater area going to be enclosed? If so are you going to handle echo acoustics? The floor and ceiling is going to make it a bright sounding space.

Thanks. I came up for air and realized that a month had passed since I last posted. GJ hasn't gotten rid of me yet so I'll stick around and learn a little, share my struggles, and victory's.
lights look good!
👍🏿 Also glad your giving a little history on your cars. That 414 stroker and engine bay is kinetic art.

I made the tough decision not to enclose the loft. So the theater sound stage has gone out the window but is not forgotten. When I drew up the enclosed theater it took away alot of space and made the inner building look like a 2 story doll house inside a childs toy box. I'm still after a media space and will use directional speakers and whatever acoustic treatments I can to manage the sound. My first thought like you mentioned is the brightness of the highs with the metal. The flooring is LVP with soundproofing underlayment. The walls in the loft are solid mahogany 3/4“, glued and nailed to OSB over horizontal bookshelf girts for studs. The walls and ceiling are also insulated with Rockwool mineral wool. They have higher sound absorption than fiberglass or spray foam. Honestly, I’ll take any good advice I can find. It will be a 5.2.4 system so 12” thx certified subs x2, and Tower speakers for the Left, right and rear.

Here's a little something for the obsessed garage crowd on the forum. The plumber installed this warm water AR630 blue clean custom pressure washer setup. I have a few more parts to mount for it to be ready. I can't wait to pressure wash with warm water and rinse without the hardwater spots. Next to it is the utility sink and above the utility sink is a studor vent. The vent replaces the need for a penetration in the roof for gases.

In the toilet room is a fancy toilet with heated seat and touchless operation. The seat and lid are motorized. The fan and light are a combo unit but operate on separate toggle switches.
