Well, in theory shower glass in progress as of this. Not sure if it's an industry where it's a 8hr job or 2-3 days. Definitely going up there later tonight or tmr night.

Curiosity got the best of me, had to go up again tonight after dinner. Especially seeing the developer's social media pics during the day.

Phase 3 foundation started (this would be the North facing building where mezzanine has windows), hopefully they'll get sold quickly to subside my moving to different unit urges. lol

Finally, this was the scene I've been looking forward to these 5 weeks; walking up those stairs seeing the glass contractor work in progress. And I guess from this 1 day's work, kinda give an idea it'll probably be a 3-4 days eight hour day type of task???

You've done a great job of matching the rendering. On the tv, if you don't do the quad like Greg STL you can always do 6 monitors. Lol. For a single tv, I think a minimum of a 70" especially after seeing the money shot. The tv is the focal point so a tv unsized will not look right. If you added a stripe the same height of tv or added pictures/posters of the same size as tv then the whole wall is the focal point. See the rendering's large beach painting.

Tom: man the glass guys really spread out, but i guess all that stuff would be in a driveway or garage if that shower were in a house.

I sort of agree with Shorty on the bigger TV especially if you are going to spend any time sitting watching it from the chair or shower. or you can just put up some nice pictures and maybe a cabinet below it to fill in the wall more if TV won't be used that much. or i don't really know where that 10 foot screen will go or if that will be your TV or movie entertainment and the little TV is just for quick looks.

looks like developer pours cement when it's below freezing temps or do they just form and wait for warmer weather?

looking good with the new shower's glass!!

The window openings are roughly 15-16' total width. So where the garage door motor is, I'll have to get a secondary shade trying to match.


Still haven't really opened it up to test the motor or anything :(

also that slot machine just doesn't look right hanging over the balcony so how about finding a space for it next to your door you come in at below?

i haven't heard of the show you mentioned and i think the last time i binge watched a show might have been the show "24" several years ago with Keifer playing Jack Bauer. I think my wife and i watched 2 seasons one weekend and can't recall why we had so much time cause with 5 kids it's hard to find time to eat some days.

Well, ideally I'll have to split up the 2 machines instead of both being in the same place like I do in the house now. Take one in the (not purchased yet) apartment, then keep one in the garage condo. The one at the Vaults I don't even think will be on till I'm entertaining or whatnot. It'll purely be just having it there since I doubt the future apartment will have space at all. (I just want/need) it to be incorporated into the layout so it doesn't become another dead-treadmill/stair climber basement home gym concept. At the house, oh they get played a lot.

I totally agree with you on centring screen. If a 16' wide motorized is reasonably priced, I'd totally go with it. Think this one is only going to cover 12' (once box is open, packing materials, etc.)

This is all still in theory (about mounting this big *** screen), the sunset gets really bad during the summer (when I first got in, in August). I'd like the potential for these big windows to get completely covered. So if it's centre mounted, there's still going to be 20-24" exposure from both ends. Meaning I'll have to purchase and wire 2 motorized regular home shades plus the motorized big screen.

Sorry for getting too wordy. I don't know how it'll look if I have 20-24" permanent pieces (shades, screen, etc) off to each side and only having the 12' screen moving. Yes, this could potentially be an alright look... a retractable centre 12' piece, then to the right and left, permanent theatre looking cover piece. So draw back would be that view will be covered, while in reality, once the phase across is completed, there won't be a view anyways; so just worry about my own interior? (this could be the more economical, effective, efficient)

I believe its a sacrifice of the OCD being not centred. But having a 12' and 4' shades both being motorized. Than to have 2' and 12' and 2' shades.

Tom: good to know your OCD is working ok and whichever option you pick is probably ok.

i'd probably still go with centered and maybe even change the glass or framing of it to fit your TV might be cheaper and easier than buying the 16 footer.

if you like playing the slots put them where it's easy for your and your friends to use them is my guess.

Maybe you could do curtains that come from both sides and cover the window full width. Then mount the screen off the wall a bit more so it is layered out into the room. I’m not sure how that works with the door but as long as the door and screen aren’t open at the same time it should work


PS: Go for the four screens on the mezzanine. Your not stealing it from me, it’s an industry standard.... ;-)

Came back from some visiting... NYC (first time)...

Then saw my brother in California, here's a "funny to me" reference. Without giving out his privacy, here's his gf's garage. They live in one of those super expensive tech cities in California. Makes me give appreciation having comfy and affordable garage space be it 400 sqft double garage, or 1,000+sqft hobby warehouse, though I'm living in a much much slower, cheaper, boring to me city (given relative to individual perspective of course)

Anyway, flew back in last night. Vaults garage condo is only about a $15-20 Cdn Uber ride (9 km ish) from airport. So I pretty much used Vaults as my Park n Jet, Park n Go (whatever they call those), except way more secure.

I'm thinking about porcelain tile on main 1,200 sqft floor instead of proxy, metallic swirl proxy. There's something about dealership showroom style tiles that I love. 12"x24" or 18"x18" With our (cold) climate, maybe I should spend the $2/sqft ish on Ditra uncoupling membrane.

the first and only time i was in New York and Time's square it was like a party almost 24/7 and lots to see and do. Good food, good plays and shows and cheap taxi rides to almost anywhere. not sure it's the same today cause that was in 2004. how was it?

my wife and I spent Thanksgiving in California too and i have to say even though we had a great time hanging with my son who moved down there about 5 months ago having Thanksgiving with 90 degree weather just didn't feel right.

back to your Garage and nice looking shower that is for certain. what's the window in the back for and let us know if having the glass and maybe your significant other in the shower/steam bath was worth the money.

since you are talking tile floor on your garage floor maybe take a peek at Manhatter's 7 car garage and his fast cars where he tiled the floors and loves them. here's the link:

Got excited, forgot to comment on this. Yeah, I totally enjoy Manhatter's garage (and tiling as well), this is what I'd give up a garage condo. If I can find an "inner city" single dwelling house that can modify into some useful 600-1,000 sqft garage space.

Maybe you know this off the top of your head. There's a GJ member that owns a 5-7 bay unit warehouse property (he owns the whole complex), he kept one unit 2,500 sqft for himself for his (I'd like to say: Chevy) collection. That was like few years ago reading that, but haven't bumped into the thread since. I'd eventually like to get to that level.

Not yet, I'm scared to even open the package lol, still. I'm one of those that'll get so obsessed it'll eat me up, lose sleep, till the job gets done (from timing the skylift rental, then I'll have to time the electrician to put an outlet properly spaced which means I want to be on site since cost is ticking on the skylift rental, then if I'm doing that I need to know the projector I'm getting, a motorized drop down expensive bracket or a cheapo $50 bracket)

In the mean time, just dragging on making excuses to keep delaying the projector/projector screen mount lololololololol

So the shower tile guys left this scrap corner piece granite/quartz (not that it's worth anything lol), but I'm quirky that way, always thinking of repurposing random stuff; somewhat makes me feel good about myself.

Stripped the old house dining table (where I drilled the **** out of it securing the ammo reload press)... It's one of those tables where you slide two sections out and an extra leaf pops up. Excited to create something with those slides.

Yes, I'm scare to tactic that big screen. I should just call the developer to deal with it.

sorry i don't recall the Chevy guy's garage condo, but i tried to stay clear of looking at all the cool garages the first couple years after i first joined and stuck to old tools so i wouldn't have to be so envious of all your garages when i didn't own one. i'm pretty happy in my current situation, but still wishing I had a dream garage and now enjoy looking at other member's.

I would think with your knowledge and friends that you could maybe find a piece of property in a location you like to build or remodel a home like Manhatter's. he's got all his garages in his basement and an oversized 2 car garage above for his daily drivers if i recall correctly. one nice thing about Manhatter's house is the joists are big steel I beams so he can have nice open spaces so instead of that condo maybe start looking for a piece of dirt. another option if you have to buy a commercial zoned property to get near a part of town where all the shows and shopping and activities are maybe make a mini version of the VAULTS?

good luck with the projector project and i'm just like you thinking of all the things i need and that can go wrong or hopefully correctly with good planning.

drivesitfar I so want to bump into that thread to show you (the member that owns a 20,000-30,000 sqft multi bay, and kept a 2,500sqft for his hobby bay)


Today the builder had to roll phase 1 units to a condo corporation (i.e. HOA corporation with third party management company) It was quite good, since most the unit owners I met are in their 50-60's, nobody wanted to be on the board (we all know it'll be a paid-less and thank less job), where as some of the small 900 sqft apartment rentals my family has, you get 20-30 year old crowd or ya know "the boss of everybody" who loves to be president of the HOA. Quite the scene watching us all put our heads down when management asked 3 (out of 4 who attended lololololol) for board volunteering, I followed the first retired executive guy saying "Not I"... basically forcing the last guy to volunteer lol. (builder personell can act a role which they did, and another non attended unit expressed interest); so there are our leaders for the time being.


Went up to my unit prior to HOA meeting (AGM Annual General Meet), for a cheap $120 (6 @ $20 each) project, built a make shift vehicle mover for my parts car for my daily beater; with 6 pallets of mover's dollies.

(the jack stands is just to show I own jack stands, and I'm not a dummy working under the car with mover's dolly)

During the time I was prepping the parts car, a unit neighbour came knocking. Asked to borrow my A-frame crane, which is kinda cool, would be the first time being used under my ownership. He bought a BendPak 4 post, double lift.

The delivery guys was only curb side drop off. The developer owner was nice, when he saw this, he bobcat the entire package into this unit owner's bay at least.

Once we committed me wheeling my A-frame crane in the neighbour's unit (he was alone, in his 50-60's but turns out way better shape than me), nonetheless still helped him at his request unload each ramp into rough placement. But I'm pretty sure the hoist company guys will have proper tools/forklift to do this.

I have the unit owner's permission to post this pic of his bay/hoist.

speaking of neighbors it looks like maybe he's done an epoxy type floor covering? after seeing it would that be something you'd like or are you still leaning towards doing tile?

funny story about the HOA meeting and duties allocated and last time I was on the board of one so to speak it was an 8 unit condo over 30 years ago and most of the owners were thinking of moving so I was thinking of buying all the other 7 units and didn't want the HOA to make bad decisions. I ended up getting married and having 5 kids in a few years so sold my condo and a few rentals cause i had enough tenants at home so to speak.

one thing that i'd be a little concerned about while owning a garage at the Vaults is if the HOA controlled renting in case i moved and couldn't sell it or if i didn't want to sell cause i was coming back. does the HOA rules contain language about rentals and/or tenants?

- After officially being reminded how the flakes type of epoxy feel (grabby, feels like flakes are coming, tough to use foam squeegee), absolutely leaning towards tiles.


- Yup, the Vaults bylaws do have provisions to rent/lease out units. I think it's too specialty/specific type of property, imo, don't think it'd make a good rental.

Oh I'm loving the steam shower, of course there're some changes that falls under the "if I were to build the next project", I've learned from this: layout designs, lighting, insulation (should had sprayed insulation like I've read about), the granite/quartz bench is cold should had added heating element, faucet spray heads, etc... Not a complain (just answering ya), but all things considered, the shower's great, really glad I moved it upstairs, it's my wind down time.

For a city that's suppose to be cold, we're still seeing some sunny days. Went into the Clubhouse, if I'm going to spend money on concrete finishing, this really solidify not wanting proxy. This is the clubhouse proxy floor, if you're not washing/polishing on a regular bases, it looks like ordinary dirty polished concrete floor. Where as with grey tiles, you can have a film of dust and you still get the enjoyment of a tiled warehouse floor.

Builder doing more plumbing, sewage, waterlines to phase 3 (North units), phase 2 (South) onto interiors such as insulations, mezzanine, electrical panels, etc...

More small projects and using repurposed items. A bedroom set mirror sitting around the house, it's from a bedroom set where I don't think will fit from a bungalow into future smaller apartment. So took the dresser mirror to Vaults

Then spent $15 Cdn on Amazon on these RGB led strip lights. Except turns out it didn't exactly perimeter the entire mirror, but kind of too lazy/too frugal to return and repurchase a strip long enough. (I didn't do it on purpose, just didn't really measure mirror perimeter when I'm back home couching it and making random midnight Amazon shopping orders)

have you made an offer on that phase 3 unit yet? :D

i like the mirror, but with all those wires hanging out around it for the lights i'd maybe get a plug in night light (costco sells a pack of them that are motion detecting too for cheap that look good).

did you hang it with a FRENCH CLEAT?

hope you have a MERRY CHRISTMAS and thanks for bringing us along in your life's adventure and i hope the Vaults is just the start of your cool new digs once you find a place in town.

Tom: my Dad and Mom love Lincoln TOWNCARS (I know yours isn't that model), but they are money pits and devalue to next to nothing or nothing quickly like you say. probably cause of the electronics? in any case it looks like you've got a good way to have a cheapish DAILY DRIVER.

i've got an idea for you. since you seem to like the developer and maybe his sales crew maybe mention that if they could sell your unit and get you in to one of the PHASE 3 units for the same cost (or less) or close to that then you'd consider that deal. that way they'd have a finished unit to sell somebody that doesn't want to wait, but you might have to put your stuff in storage mode again for a bit.

i'm also known as the ENABLER so sorry if that doesn't sound like a good idea to you.

yep FRENCH CLEATS work well for real heavy stuff too if you can mount it to the studs.

omg, lol... forgot I posted about the parts car last page.

totally agree with your idea with proposing to developer (i.e. let their realtor make their sales/commission), as long as I get out of my unit at built cost, and get into a fresh one. It'd most likely have to be a buyer very specific that wants a turnkey, and acceptable to the way I've set things up. Which isn't too far fetch, I know there were days I was annoyed and did not enjoy the reno's. lol

Tom: yep there are some (even us too) that like to buy something all ready to use so even if yours doesn't sell at least you've got an iron in the fire for the one with a view.

Days like these, solidify my decision of having the Vaults (garage condo/warehousing for junk) not having a house, move to an apartment, then bounce off elsewhere during snowy winter months. Probably going to list house sometimes in the spring.

Tom: while we are teasing you here's where my bride and I spent our 30th anniversary a couple weeks ago on the OREGON COAST. the picture should actually be a double rainbow and the waves were maybe 20 feet out there (nobody surfing and only an occasional eagle and a few seagulls). 20 to 60 mph winds and even a Tsunami warning made for a fun trip. we like it better than Maui.

if you have some time off coming up shoot me a PM or email and i'll give you the 411 of one of our favorite spots and you can actually eat meals in this town for less than $50 per couple.

speaking of HOT how is the new steam shower??

Hee hee, you guys are awesome shortykorte, drivesitfar... No tease at all, my late father's side and my own older brother's are Californians (spread out around "tri state area"? they call it). I was just down in Cali last week. (yes, then came back home to this snow shortly after)

shortykorte: The industry I'm in has a trade show yearly in January in Orlando, was over in 2015 for the first time. I like it, relaxing, I can see why people choose to retire there.

drive: Congrats on the anniversary, 30 years... I'm not even on my first marriage, still scare, lol. The steam shower is awesome, however, because I conserve heat/utilities, I keep the unit at 50 degrees while vacant, so if I'm only at the unit for 2-3 hours (and showering there), the tile materials are still cold when I'm finished my tasks in 2 hours in the unit, so either I have to keep the unit in the higher 69-72 or run the steam shower over 35 mins+ to warm up the materials. (so advice for next project, put heating elements underneath bench/floor/tiles)

Anyway, I guess now the thread revolves a little bit revealing myself, trying to make it down States side one of these years. Kicking myself when Canadian dollar was "par" (dollar for dollar) back in 2008-2010 especially when Arizona and Nevada properties softened a bit at the time, but well, I was in my 20's and wasn't as established to cash outta here at a snap of finger.

drivesitfar Sorry for the absent update, you've guessed it right, been away for a few weeks just to get away from our weather.

Nothing new with my unit, I think I've reached the bored climax lol. Went to the unit to get some stuff ONCE since last update, went into the clubhouse to see if there's any left over food/anything to drink in the communal fridge.

Then noticed they've switched flooring to tiles, just as I suspected/expected (from a few pages ago), I can only imagine the previous proxy coating was in the $10,000 range. (but when it was dirty, it doesn't look good, imo)

The big door wall is actually perfect to just cast a projector over, without screen. (I would imagine)

Tom: seems like you barely have time to even be at the unit you own so unless you can make a deal to get the one with the window for a straight trade with all the improvements I'd spend that extra money on either a nicer condo or a vacation home.
