    Between 705 & 1200 SQ/FT Das Laden Hacken - 30x24 carriage house build

Its been a long while since I made an update. I ended up having issues with the T1-11 having delamination issues. My guess is it sat in a connex during the covid shutdown and got hot and wet. we installed cedar siding over it hoping that solves my problems. 2 year later and all is well.

I had a 30x24 with 10/12 and loft built 2 years ago. Shell only with a 2' stemwall, good garage doors and 2 good windows was 53k in Michigan

Pinch Seam lifting pucks, yes or no?

Sorry, I'd be pissed if someone mangled the pinch seam on one of my toys or my daily driver. It looks like ****, creates a spot for salt and muck to gather and create rust, and shows a general lack of giving a ****.

Why are pex adapters brass and not copper?

Yes. As for your fear of soldering brass.....if you're using a small turbo torch always use mapp gas and not acetylene. It runs hotter. Also keep the torch head about 3 inches away from the joint. Closer isn't hotter. Move the torch head around the joint and back and forth from the cup of the...

Why are pex adapters brass and not copper?

The adapter in the picture sure looks like copper. As for a trick for sweating brass???? Its no different than copper.

How neat can you spray foam a garage?

I've never understood this. My last shop had drywall on it for 25 years. In the 15 years I owned it I built a few cars from the ground up in that shop. I've stick welded, mig welded, tig welded, sandblasted, painted, plasma arced, and threw the occasional wrench or hammer. Never once have I had...

    Between 705 & 1200 SQ/FT Das Laden Hacken - 30x24 carriage house build

Thanks. Its a bit brighter than I wanted but... The plan for the inside is to keep it looking old school. Probably a mix of dark painted drywall and some wood siding or shiplap.

Me too. Lol. My Avatar is my old 82 GT. I let that go a few few years ago before moving. Wasnt one of my more useable cars. Blowthru setup with a big turbo, glide, and all rod end suspension.

30x20 w/ loft - thoughts on first draft layout

Sounds similar to my build. I went 30 wide x 24 deep with 2 doors and the stairs to the loft are outside to save room inside. Check out my build thread.

Looks like I made a mistake....

I had to put 25k up front for a 50k shop. It took about a month to see any activity.

Looks like I made a mistake....

Chances are the contractor has other jobs he's finishing up. Its not uncommon for a contractor to receive around 100 calls, texts, emails a day from customers, suppliers, subcontractors, inspectors, etc. If you've done your homework and hired a reputable builder that's licensed and bonded...

New shop floor. Tear out or pour over

One option might be ok. The other option you know is the right way to do it.

    Thoughts on this building quote.....

Your price per square foot is a little higher than mine was this summer but I have a T1-11 exterior and a simple single gable roof with no dormers. I don't think its out of line.

    2x6 vs 2x4 garage walls

2x6. If not for insulation, for straighter boards, a stronger structure, and more cavity space for wiring.

How do you get a contractor to build a steel building?

When you do get ahold of one, be prepared to wait up to a year. If you find a contractor that isn't busy right now, there's a reason he isn't busy.

I’ll take free advice... and some opinions too! Metal vs. stick build.

I personally am not a fan of steel buildings in residential neighborhoods. If you're in the country or an industrial area, go for it.

General contractor says no rebar is needed for garage footings or walls or slab.

Code is the bare minimum requirement. Pay to go beyond code.
