    My garage went up this summer. The first set of overhead doors we ordered were cancelled by the manufacturer after being ordered for a month. The second set from a different manufacturer took around 3 months for delivery.

    I went with a smallish 30x24. I chose block stem wall, 2x6 construction, and quality windows over a larger pole building or metal building. At this point in life I want quality stuff over quantity of stuff.

    Amber shellac all the way. Stains will look blotchy on pine. Shellac is a great old school finish that will let the wood darken with age

    Maybe I'm the one missing the point, but aren't building permits there to make sure the building is built to a set of codes and standards? Required or not, I wouldn't want to spend my money on something not up to standards.

    Thank you! The notion we "pad" our bid is silly. The amount of time (money) we spend putting a price together for a job is more than most would think. To pad that price and not get the job is money lost.
