I am getting ready to start my new garage and Blue Stake (company that marks where utilities are) came out and marked my street in front of house this last week. I am wondering if anyone knows exactly what the criptic meanings and colors are. I found reference to orange is communications...

How to get around IBC 3000 sqft limit on size of garage. Ideas?

Just an update, I did finally get a permit. Town director was crucial in finding a resolution which included sign off of fire chief as this is a "fire" related restriction. Hopefully I can get moving on construction soon as I don't want to construct during summer months again.. Thanks for...

How to get around IBC 3000 sqft limit on size of garage. Ideas?

For those who have asked, here is the wording used in the requirement: Group U occupancies used for the storage of private or pleasure-type motor vehicles where no repair work is completed or fuel is dispensed are permitted to be 3,000 square feet. More than one 3,000-square-foot (279 m2)...

How to get around IBC 3000 sqft limit on size of garage. Ideas?

IBC says you can't have greater than 3000 sq ft continuous. You could have 6000 sq ft broken into two 3000 sq ft sections separated by fire break is what I read it to say. For me, that means I have a nice area to park cut with a wall down the middle.

How to get around IBC 3000 sqft limit on size of garage. Ideas?

Hello everyone, I have been trying to build my dream garage for the last year. I moved to a rural community in the Phoenix area to 5 acres to get more land and upsize from my 3500 sqft garage I used to have. Had to change city code once to allow variation between residence and garage as they...

    Detached Garage Builder Phoenix, AZ

You need a architect or designer to help with ideas (or review on here for others ideas you can use to expand on). Builders in my experience take a plan and turn into reality. Most the time they are not idea driven so you are far away from them getting a paycheck they won't come around. what...

Using two car lift up to mezzanine??

I used a four post lift for this purpose at my last garage but even though I had a tall 12k lift it was still too short to roll or drive something from the lift onto the mezzanine. It did make it easy to move large items but you had to lift from top of lift to top of mezzanine which was about...

Open Breeezeway COnsidered Attached to Home?

I had this and many more issues when I built my garage and the requirements here where a minimum 4 foot breezeway to connect the buildings. I just made it a carport because a breezeway seemed useless and now I can park two more cars under shade and the cost was not much more. good luck!

    car hauler in garage

I have a 50x75 garage with a 12x12 big door for putting my enclosed car trailer in the garage and when all is said and done I just don't ever put it in because it eats usable space so much. not saying there is never a reason to but I say leave it outside and save your door frame the hassle.
