    12' are often cheaper than 10's... Just going to throw that out there, may be a little too late to change that however. I'd call around to other door suppliers, see what might be available - there's a lot of variance in the industry on what's available.

    Won't change it. Moisture will always pool. Closing down on the floor will open up holes from rocks / flex - just restarts anew. People have stuffed sponges etc in - works at the edges and reduces the spill, but also provides a wet area for corrosion and mold to start growing...

    No it's backup for when the bolts come loose or a cable rusts through or they try to operate it springless. Wayne Dalton, liftmaster, garaga, steelcraft upwardor all require it as part of an opener install, leaving it out isn't an option.
