I'd find a different supplier. Alaska is known to be crazy expensive. When I built my 40x40, the trusses (clear span) came to $3100 delivered. These also had 2' eaves on each side.

This is what I've got planned. Toilet, urinal and shower in one wet room with a long hose/shower head. That way I can clean anything year round. The walls are planed to just use frp over sheetrock.

In your situation - I'd just go with a forced air unit. Cheap and readily available. Are you saying that the lid is 24'? If so, a ceiling fan will be needed to bring that heat back down.
