That's it. There were a lot of construction defects with the original product several years after it went on the market. Mostly rotted wood framing and mold from water intrusion. The point is everyone thought this is the greatest thing since pockets on a shirt and it all went sideways. Spray foam applied to the back of metal siding is now showing signs of failure.

Yeah I understand what you are saying and not to be ignorant but its the first I heard of this problem. Seems like it took a long time to come to light. I like the closed cell because it is so solid and would add a layer of firming up the building.

Thanks. I hadn't been receiving a lot of feedback so I was afraid I was either boring or rambling and no one was reading. It's not ego serving but it's for historic purposes for me as well as educational for the people here. The pergo on the walls looks great and I'm gonna use that in the house now that I know it works. Everything is a testbed.

Don't worry when people don't respond. It doesn't mean they aren't following along nor does it mean that they aren't interested. I am certain the vast majority of members just want to see pictures, then there are those that want to see pictures and read about what you are doing but there are a few of them that "really" look at the pictures, follow along with the recap or verbiage AND respond.

Just keep doing what you're doing and believe me, if you are doing something wrong you will have plenty of people to point it out. That's when you realize how many people actually follow along.:D

Keep the updates coming.

Today we have rough electrical and impact window inspections. I tried to schedule plumbing but the long story short is that the county screwed up order the inspection for yesterday (same day) when I picked up the permit. They failed me for like 3 reasons but mostly because the plans didn't match. Well no **** the plans were on my front seat since they got to my house to inspect before I got home from picking up the permit and the papers!!!! I can't believe the county was TOO fast - but they were and now its a fight about the fee's and rescheduling.

I emailed my garage door company yesterday since it's been two weeks and the doors should be in next week. Got an email saying call me. So I called him and they forgot to order the doors. Really *****. Don't know what to say but asked that he expedite. Also my 14x14 was supposed to have a row of glass. Problem is that they won't do the glass unless it's the small squares or flush. Flush is cool but my Buidling isn't flush and the small squares are too many on a 14x14. So I told him to just remove the glass option. Kinda *****.

So the spray foam started yesterday. I don't love the way it's laying down but there's not much that can be done there but cover it.

Nice shop. Hopefully you'll be able to tell lots of difference in sound when the Spray foam is done. After the doors are in, turn the stereo up to speaker breaking volume and walk outside. If you can't hear it much, then you have a great noise reduction. Your neighbors should be pleased when you're out there hammering in the shop. By the way, I'm mostly a lurker. I read posts and seldom respond, so don't fret about people not getting a lot of feedback. There's a lot of us out here that do that. Keep on posting please.

Thanks! I will say the bathroom has been filled with open cell and it's so quiet in there it's remarkable. It will get louder once the drywall goes up but it's a little shocking when you go in there from the outside.

My garage doors are MIA and I have no new eta. Not pleased.

So I had my electrical inspection and passed. The inspector was cool and showed me what will make me fail when I final. He told me some interesting things. They are:

1 I need a disconnect on my exhaust fan so someone can't turn the breaker on and kill someone working on it. This was solved by putting a switch in the fan.

2. All receptacles in the garage need to be on gfi circuits. I started to argue that but oh well. I bought several gfi breakers and they are not cheap!

3. I got breaker lock outs for my electric hot water heater because you can't really see it from the panel. We did move it up but you can't entirely see it.

4. We thank goodness out a grounding rod in the slab but the electrician said we were using the service ground from the house but the inspector said no. So we ground the panel to the ground rod in the slab. Also we had neutrals and grounds tied together. I had to get individual grounding bars and separate the two. We removed the neutral bonding screw from the neutral bar to the ground on the cabinet.

5. All my receptacles outside need to be WR (weather resistant) even though they are in bubble covers. This was a fatal mistake because we installed 20amp decora style receptacles. My guys threw the inserts away but I found one set but I had to buy three more bubble covers. Stinks they were like $15 a piece more. Stinks

6. My only other problem was that I paneled the wall and the receptacle boxes are not full depth from the outside of the wall. Anyway my guys installed "goof rings" and it will solve that problem.

Fun learning and hopefully I pass on final!

Failed my impact window inspection. didn't have enough screws and the shim space was too large 1/4" max. They don't offer courtesy inspections but it's learning at $50 a pop.

HEFF: it's been a while since i've posted and just want to say congrats to you for working through all the BS and getting yourself one outstanding looking building. WELL DONE!!

i'll keep checking in cause i'd love to see how you finish it and see what you are planning on putting inside. even though it seems like you are talking to yourself i bet as you keep posting pictures and making more progress more members will not only see it, but post comments too. i just referred a new member in Idaho to your thread cause he's getting bids from the metal guys in his area that are all saying he needs to buy at TODAY'S SPECIAL PRICE ON A RETURNED PACKAGE or something like that. sound familiar?

You would think your electrician would've known all that.

We debated several of the main ground points - fortunately my slab / concrete people installed the rod otherwise it would have made for quite a problem.

Its all corrected today. Realize the guys doing the work are the cable guys not the real electricians. They know what they are doing from experience but the boss typically tells them the intricacies.

We started working on the downspouts on the porch side. This is where I plan on using stacked stone to match my main house to hopefully tie it all together. I put the downspout inside the column to not take away from the aesthetics. We trenched inside the porch area to run a 4" pipe from west to east. The main storm water culvert is on the east side of my property so I need to get all that water to the east. Fortunately it looks like everything is going to work out just fine. You can see the construction of the first test column and I think it all spaces out just fine.

FYI the day we did the bathroom paneling we had a typical summer afternoon storm. I was in side the building and you can see what I am dealing with when it rains. I am glad we figured it all out:

Well this went from bad to worse now. They told me two weeks. I told them to fly a kite. I said if I was going to wait two more weeks I would order from someone who cares enough about my order not to screw it up. The president emailed me apologizing after I demanded it. I told them look I will keep the order if you provide a discount for the inconvenience. He wrote me this morning and said after considering we think it would be best if you went elsewhere. SO F- them. But I think after reviewing the order they only charged me for 2 doors not 3. If thats the case there is going to be hell to pay. I didn't realize that garage doors could cost nearly as much as 50% of my building. Absolutely horrible and I am just glad I dumped the third door and wish that I didn't need any! BTW I have bought a lot of doors and gates from this company. I will never recommend them again.

Still haven't ordered doors what a horrible experience. Let me share a bit of advice I discovered but only online. The door opening should be 2" smaller than the door in both directions. There is a price bump and my openings are to the foot. In other words my opening should be 15' 10" wide and 9' 10" tall. But they are actually 16x10

I started sealing up the downspouts to the tubing to the pvc. Used some special caulk. Also I am going to use the flex spray once it cures.

I'm not sure what you are reading but we have always done the call out size for OHD's. Did you specify that they are for a metal building? The tracks are different and have the weatherstrip attached.
As windy as it was everything should have been covered.

I know on residential you frame the garage door the size you want and then run a 2by all the way around so the finished product is 3" narrower and 1.5" shorter. Any way you could place a treated 2"x8" under the trim on each side and the top to fix the issue?

We ran the plumbing under the porch for the downspouts. I think it worked out nicely and with little planning ahead of time I'm quite pleased.

We hung the barn door hardware. Spent more time planning that installing. We are going to build the door out of squared up 2x6's. And then cover with tu flooring on the outside but inside I might use some left over laminate. The bathroom is dry walled. I'll post pics later.

Friday was supposed to be an exciting day! I had three inspections scheduled. They went as well as expected which means not great :)

1. This was the insulation inspection. It is the same dickish plumbing inspector I have had. In Collier County we have a good system where we leave notes and get texts when they are on the way and schedule. I left specific instructions to come to the third gate (which was followed). But the inspector stood there for 20 minutes and didn't call or text. I got the automated txt saying he was coming in the next 15-90 minutes. Thats like a comcast window! Anyway he left. I was pissed. I called his boss and left a nasty message saying that his automated txt doesn't have his cell number and it was BS. I also pulled the tax payer card and he called me back immediately and said he would send him back. More on when he arrives.

2. Fan vent exhaust inspection. This was silly because I already closed it up. I showed him pictures. He was happy and all - until he started to leave and I explained we don't have any AC. He didn't "trust" it so he said he would make a note. Don't know what that means but if / when I decide to AC I have to make a revision obviously.

3. I had my windows inspected. They failed earlier and it was because we filled the factor holes which weren't often enough 15" instead of 11" in between. Also there was a shim space issue. We corrected and passed -BUT he asked about my doors. I asked what about them - they haven't been ordered even. He said they go together. This wasn't a window and door inspection so I don't know WTF :)

4. The ***** came back looked around and it was icy. He wasn't happy and I wasn't nice. Anyway he asked for a cert for the insulation. I said WHAT? I said I didn't even need to insulate so this was a joke anyway. We argued a bit and he left. He said I needed to get him a copy of the cert so I called my installer who said he would call him. He argued too, but really my installer should have left the certificate with what he sprayed. This is another learning process but it can be costly. He ended up failing me with no fee and would come back when the cert was there and I reschedule. Not fun.

I contemplate building a spec home in this neighborhood but after this I really start to wonder how long it would truly take and now I understand why the home behind me has been under construction for 2 + years!
